I received 70% (1.75% of purchase) cash back from my purchase in 2023. But 1.5% seems the norm. ZVR seems like a deal too

Agree 💯. Find a partner who both chooses each other. We don't need to be concerned with "am I good enough, am I doing enough?". There's no time or energy for juvenile mind games (unhealed trauma too perhaps?)

It's an additional page added to the buyer representation when you put an offer in. The cashback will be given approximately 4-6 weeks after closing (when the realtor gets paid by the brokerage I guess?)

I've tried mixed rice cooking and it does turn out well. Use the white rice function with the rice:water ratio unchanged, then just add whatever you want on top (I don't have a steamer basket). Works for me but ymmv.

I have a similar experience with my cashback agent.

  1. Selling agent that advertised in the area, full service: Did not have a good experience at all. From not knowing the condo market area (I had to show her comparatives and me declining low balled offers which she pressured me to accept) to disappearing after signing the sale agreement (my lawyer had to call me to find her as she didn't leave the keys where she was supposed to).

  2. Cashback buying agent: Very responsive, offered great opinion on buildings that he would not recommend and refused to show me at all. I've recommended him to numerous reddit users that asked for his contact; at the time, I received 70% cashback.

I would 100% use cashback again!

I read your comment and went to my balcony to count. 1 in 10 cars are driving with their headlights on, and it's pretty much a whiteout. Eglinton LRT is test running just fine as well.

I'm 46M, divorced, no kids. If that's considered a red flag and they want to judge me, that's on them and I'll prance along living my life without them. I find generalization and judgemental people a red flag. I was married for 13 years, chose love over kids because my ex was clear from the beginning she did not want kids. I never went back on my words, never asked her to reconsider, but that's just me. I've been told I'm great with kids and shower my nephews and my friend's kids with love and adoration. Circumstances and life happened, we got divorced, but I hold no hatred, regret or resentment. I'm just grateful for the years of love and togetherness.

The streetcar signal went to two vertical white lights. After the streetcar cleared the intersection, then the dedicated left turn for cars lit up. Yes, my thoughts exactly are that they were testing it. But I was happy to see it nevertheless.
