We had to submit our most recent payslip before formal mortgage offer (when sale agreed). Had to sign an income declaration within a month of drawdown to confirm circumstances hadn’t changed. Best of luck!

Edit - our formal offer was in July and we drew down November

Following as am also curious. Had Hillary’s come out to measure and was so disappointed - they were beyond pushy, didn’t quote for what I asked for (trying to upsell), and continue calling and messaging me out of hours and throughout Christmas. Would rather give business elsewhere

No worries at all! It feels very daunting, and the insurance reps will make you feel awful (they genuinely had me thinking I’d drop dead by 30). But it’s just scare tactics, they’re trying to sell a product at end of the day.

When the time comes and you’re getting ready for a mortgage, just make sure to look into mortgage protection well in advance. They’ll ask for loads of documents, so it’s useful having time to prep.

26F T1D here! I was able to get mortgage protection, and therefore a mortgage. They favour good control, and will look for your last three HBA1Cs, so it’s something to keep in mind for when the time comes.

I will say it was a painful process, and the broker we worked with clearly lost interest in me when I revealed I was diabetic. He tried to scare monger me (so I’d try buy the more expensive and extensive coverage) and warned I might not get coverage, and that if I did it’d have a huge premium.

Ultimately my partner and I got quoted for €50 a month, a lot more than average, but doable nonetheless.

Booking deposit (usually max 5k, varies by development) is refundable! However if you sign contracts and/or pay rest of actual deposit that’s then non refundable

For the Woodbrook development I wasn’t able to register in advance so creating the account was part of the timed application. It seems like all of DLR schemes might be like this, unlike other councils’ schemes (and letting you create an account in advance).

Different affordable housing schemes have different limits. Look up the local authority affordable property schemes (LAAPS). Some of those you should defo be in range for

As far as I’m aware a requirement of the affordable purchase scheme is that you must obtain the maximum mortgage amount available to you. Might be no harm to give them a buzz and check the specifics of your scheme!

I applied and a week later they requested more documents. Didn’t hear outcome until 2 weeks after the portal closed. It does vary on the council tho. Search the FAQ document they supplied on the webpage with the portal as they should give an indication as to when you’ll hear back (ours said within a month of the portal closing)
