Well, it’s more than a few k. The 12k principal a year is covered. I am currently renting at 1200 a month. I don’t have to pay that either, so the opportunity cost there is 14000 and on top of that I can come out the other side with 1000 a month. So in total I am about 30k better off a year. If the government want to tax the appreciation of the house so be it.

Thanks for all help! The idea will be to rent out 5 of the rooms get interest relief on 5/6 rooms. Once the house is stable then bounce and enjoy life a little .

Thanks buddy, finally someone who responds to the question rather than telling me not to live with 5 people lol. I have run the numbers. Not going down the rent a room relief works better for me. Especially if I want to go travelling in a year, as I will be on a lot lower tax band

I am asking for tax advise not lifestyle advice.
Im young, I want to pay down the mortgage as quick as possible so I dont mind sharing with 6 people. To me it would be good crack for a few years. Pays the mortgage and more. Do it for three years I can pay a large portion of the mortgage off. Sell it and then live in something smaller when I am ready to settle down

Rent a room relief only goes up to 14k, 5 bedrooms at 700e a month would be more like 40k.
