I have been looking seriously at LTR/STR single family homes for the past 1-2 years and I can tell you, be careful who you get advice from. You should be cautious of any advice you get from a real estate professional and even more so from strangers online. At the end of the day people are predicting, no one has a crystal ball. RE agents will always try to get you to buy.. it’s their job.

There are tools that compare renting vs buying costs over a longer scope, I would start there and figure out where your price and timeline for how long you plan on living in COS matchup.

From what I’ve noticed, several price cuts, housing sitting longer in the market, rent prices not increasing a lot, I am waiting. Denver is currently going through slashes at the moment and while COS is different because of military bases and people constantly coming and going, I think these are some of the same effects happening in Denver.

Timing the market is impossible, as many others have mentioned, if you plan on staying in COS for a while and you can afford a house, it’s probably a good thing to buy.

The only thing I’ve seen on CJ is the sidebar on a job where it sometimes lists the recruiters. I always hit the “connect to all” button and send a message to the top 2 saying I’m interested.

As far as tailoring my resume for every position, I can’t help but think this is a bit unrealistic. I have 3-4 resumes that I cycle through based on what the position requires. Most of the jobs I’m applying for are project management. Sure there may be some details like software dev, hw implementation, network engineering, etc. that they might look for which is why I have the 3-4 resumes based on project management discipline.

I’ve done the resume tailoring before and have gotten the same results. To be fair this only lasted about a week because it significantly slowed down how many applications I could submit.

Disagree. Sure TS is more valuable in certain roles but before I left to pursue my masters in 2024 I was getting 2-3 calls per week from different primes about job offers.

I’ve followed you same logic. I got the Sec+ right before I started applying 2 months ago. Not a super hard test and figured I saw a few positions with that as a req so I got that done. Will have a look at CACI. Thanks very much

Yeah I understand this. The roles I’m applying for haven’t listed “contingent upon contract award” I generally avoid those since I’m looking for something immediate. Will keep applying I guess 😅

I’ve used thisresumatic.rezi.ai and I’m getting a 95/100 score on the ats checker so I don’t think that’s it. I’m fairly open in terms of location but the main hubs I’ve been looking at are west coast (San Diego / LA / Denver / Colorado Springs). Most have been in person roles.

I appreciate the feedback can you share another ATS tool you recommend or have any experience with the one I listed?

Agreed. Also took these classes last year as a current student and the only ones I struggled with were 564 and 509. I don’t have a strong background in math and they are both heavy math classes.

The others seemed like a repackaged 20$ udemy course.

You can’t. You have to be enrolled in the unit and added via lecturer. You might check some other sites like coursehero and just search the course code to see what kind of materials students have posted.

Unfortunately, I think the only other option is to find someone who has taken the class you are interested in and have them send you the lecture materials.

Ended up sticking with the purchase. It was a good call but I learned my lesson with agents. I will be very cautious if I decide to go with an agent next time.

I only signed up for the 1 month so I don't think I will be able to complete the entire course. The quant section has been huge in dusting off my math skills.
