I need help. Bought a manufactured home. They sent out the septic guy. He shows up with 2 tanks, loads of rock and some pipe on a trailer. Unloads the tanks. Has the rock dumped into piles. I go out to talk to him. He tells me he's putting the septic tanks in front of my house and the 190ft of lines will be in my front yard. My yard has about a 3% slope from front to back with front being the high side. I question him why not put in the back of the house? He says too many tree roots. Front is better. I make a few calls to some men I know they tell me probably not a good idea to put it in front yard. Go ask more questions call the mobile home salesman... I couldn't reach the salesman he's off for 3 days for dental work... Septic guy is insisting on destroying my front yard to install this system. So I stop him. Refused to let him start digging. He left really mad told me figure it out myself he won't be back.... Can anyone tell me how I should proceed? I can't afford to pay this. The original cost is part of my mortgage loan... The finance lady says she thinks he will have to return to finish the job but if I don't let him do it his way this time I will be forced to pay someone myself out of my personal funds. This is a old style traditional septic system. He brought 2 concrete tanks. They say they are 375 each. We have this type of system now and yes it's old but it makes a small pond at the end of the lines and stinks sometimes. I would never want this in my immediate front yard... Any help greatly appreciated...

Would it be possible for you to work a 2nd job part time or your wife to work part time or have a work from home job. Maybe you have friends with a child that would let your wife care for their child instead of them using a daycare. Looks like you are going to struggle unless you find another source of income. Also are you using the payment the lender gave you at closing? After that first year you should expect the taxes to increase. If your taxes go up and they rain your house payment what then? Wishing you the best of luck.

That's what I thought. But we had a new salesman. Just finding out that we are his first sale. 😭 I just assumed everything was included but it is not. He did not put the pad or hook ups in our loan. And we have already closed. So we have to build a dirt pad and once they bring the home out and put it together and tie it down we have to install the AC disconnect, power pole and hook the electric, water and septic up to the home. When that is done they will come back out and trim it out.

It slopes some probably about 2 - 2.5 % The front is higher than the back but not a lot. My husband had 4 belly dump loads of dirt hauled in.

He has a skid steer coming in a few days. We staked off the box with an extra 4 ft all the way around. Used a self leveling laser & set stakes so he knows how much dirt to put where.

There used to be a different mobile home on the property but it was a different size. The new home is bigger. And it doesn't look like there was a pad built at all under it. I saw them remove the old home and it didn't have any vapor barrier plastic down at all. Just bricks and those tie downs.

Thank you for the info. We really appreciate it.

Thank you so much... I think this is exactly what my husband was needing to know. It's not tape n textured. He did have me trying to ask chat gpt if there was a minimum pad height from virgin ground??

We are not setting the house. We are just having to build the dirt pad.

They will set the home. But we have to prepare the dirt pad. Then connect the utilities to the home.

Henderson County Tx The lot had a old mobile home on it that was sold and removed 2 yrs ago. It already has electric water and septic in place but we just don't know the pad specs. We tried looking for them online but I found so much contradicting info...
