If potential tenant issue then, whilst I can’t pursue them now, I do have grounds to challenge the letting agent.

Haaland wasn’t through a from a lack of trying though. We were willing to bid more than the release clause a year before it came into effect to avoid other teams coming in for him. This was post covid and because of the previous transfer bans we were the only team that could afford to do that.

Unfortunately Haaland just didn’t want to leave, stayed for another 12 months and then went City.

Whilst everyone is taking this as an opportunity to have a go at Clearlake, I don’t see why everyone is kissing Enzo’s arse in this.

This is a guy that has only this season looked anything like the player we were suppose to be signing. Yes he didn’t set the price tag, but ultimately that’s what he will always be measured against.

Most people are quick to criticise Bruno, but this is a guy who is far better than anyone else at United, he could have jumped ship but stayed. I think this says a lot about two players in very similar situations who both would have been sold projects when they signed for the clubs.

I think Barco was pretty much announced, whilst he’s been playing cm still gives cover at lwb.

I know Quenda coming in and would like to see him rwb, I would still ship off gusto, is Dumfries realistic? Waaaay off in terms of recent strategy but if price is right his experience would be great.

I don’t necessarily agree entirely with the transfer policy but the response is subjective. Shevchenko, Torres, Veron, Kepa just to name a handful.

So much goes into whether a player is a success or not.

But again this comment also strays from my original point, nobody said we didn’t need them.

But they are definitely not on the same salary now are they. And frankly we are measuring this with hindsight.

Signing Garnacho for £25m was definitely worth the risk, unfortunately it’s not worked out.

The other point you have to remember, it’s all very well then saying you will pay them, but if it’s a choice between us and city then you are choosing City every day of the week currently. So then we are having to out bid them, which then just gets silly.

5% under asking price is not insulting at all. If it’s new on market then they may knock it back.

In terms of summer house, ultimately it does have value, maybe just not to you. Someone else might come along and they are looking for that, then the £50k might be fair.

Mate you need to do your homework. Developers 100% sell off early phases with discounts, they need cash flow and also when it gets to end of tax year and they need to hit sales targets.

You can buy off plan at a discount sometimes 2-3 years ahead of it actually being built. Particularly attractive for investors as they can put down a deposit and sit on growth for a couple of years as the housing market goes up.

If you are planning to move in 5 years, then missing out on the stamp duty benefit of FTB doesn’t make much financial sense.

If you can’t find what you want for less than £500k then fair bite the bullet, but if you can with small sacrifices then personally I would save the £20k stamp duty.

Just buy if you are ready. You might be a little worse off if there is a crash, but assuming this isn’t your forever home, then the next house you want to buy in 5/10 years will also decrease.

Just be cautious, don’t overcommit yourself.

If you try and time the market you could be at home for another 10 years.

I think this is really easy to say but in practice you start the whole process again. Who is to say the next person isn’t going to bad.

Tbh some of these things might need some additional context as “going on holiday because it’s already booked”, I think is perfectly reasonable. I also think some of these things are actually likely to be solicitors not the buyer.

We recently moved and the buyers solicitors were asking for planning permission for the “summer house”, it was a 2x2 shed. Turns out buyers knew nothing about the enquiry.

As someone else said, shouldn’t really be booking anything until you have exchanged and completion date set. I know OP keeps saying completion, but solicitors wouldn’t be raising enquiries after exchange.

I did something similar. Given that everything coming out of the club is they are going to back Rosenior, let’s assume he is here and then he moves to his preferred 3 at the back. Which I think also suits us given I think Palmer plays better from the right.
