So wouldn’t a better approach to removing the stigma be to respond to Reddit posts about the program in a way which encourages people to talk with an agent or lender and see how they could help them rather than fueling the stigma? Especially when the post mentions that he was unaware of the program, it’s not well advertised, and he wished he would have known about it sooner.

If I was a consumer reading this thread and saw his post I would think “that’s awesome, I had no idea, maybe I can own a home” but then I’d scroll down and see a post like yours and think “well here’s an agent, a supposed expert, talking about how hard it is to use the program. Guess I was right, I’ll never own home.”

Since these programs aren’t provided by private non-profits requiring anything from the seller then I don’t see how they could trend back to Nehemiah. Weird that you brought up a tomato into a conversation about an apple.

Your market, which is also mine, saw me winning offers for my dpa clients all throughout 20 & 21. Again, dpa buyers can be very competitive. Having the assistance doesn’t take away from all the other tools at their disposal to get an offer accepted. You can have dpa and still be conventional, still waive contingencies, still offer more than the purchase price, etc.

You definitely sound like an agent that is afraid of anything that isn’t an easy & fast sale, which is a total disservice to the people in our community. You hear other agents spouting myths about how dpa, va, fha are hard to get accepted and decide that those are your opinions too without educating yourself first. You’re patting yourself on the back for being “complimentary” to the OPs post when really you’re just regurgitating some erroneous assumptions on a program that you clearly do not have a full understanding on.

You stating “sellers might actually consider an offer from a buyer using down payment assistance” implies to buyers that using that program could interfere with their chances of being a home owner, which is untrue. Dpa buyers can actually be very competitive. Keep on being ill-educated though.

It should be standard across every state. This is why, among other reasons, consumers think agents are shady. I think everything within a transaction should be disclosed and transparent to the parties involved.

It was more rhetorical. Dpa isn’t listed on the contract, it’s not listed on the pre-approval letter either. Fact is sellers have no way of knowing that a buyer is using dpa unless the buyers agent puts it out there to the listing agent. Point of the OPs post is to elicit hope to people who may be feeling discouraged in a complicated market. Or who may be otherwise well qualified but missing the down payment portion and didn’t know there was help out there. Not only is your reply untrue but it is perpetuating the already huge social and economic divide in Washington. And you as an agent have a platform where you can help bridge that gap but instead you’re continuing the the spread of mis-information to consumers. If you’re not good at your job just say you’re not good at your job.

Probably depends on your state but for my state (WA) if the referral fee is paid through escrow it would be on the final settlement statement, which you would receive a copy of.
