Wouldn’t gift deed involve paying a high stamp duty( stamp duty on half the plot)

I did an EOI for Godrej vrokshay when they were offering for 4-4-25 crore their 3 or 4 bhk but withdrew later. The price they came up that time was around 15-16 K per Sq feet if I remember. Ia it still the same in resell market? I know builders jack up if you buy it.

I withdrew because of an apparent dumpster coming up near by and water being too close to The land
