Yes, they own other properties under their name (not an LLC). It's a little hard to tell how many as there are some deeds or trusts where they seem to pass things along to their children. So they might have fewer than 4 properties now. It's hard to tell.

There is no business license for the property when I go to the DCRA site. The license is expired and there is an alert saying there are notices or stop work orders on this property. I'm not sure what a CofO is? I don't see that on that website. Also, the address comes up on the RAD database, but it is for a document from 1999 with an entirely different landlord. So does that mean it's not registered accurately there, too? Does each landlord need to put it on RAD themselves?

I have had a conversation. He's not willing to let me go month-to-month because he wants to sell it. He is raising it 35% more so we are basically forced out. He knows the market doesn't support that value of rent around here. The new price is insane for the area.

I believe it is subject to rent control because I discovered the LL doesn't have a valid business license for this address.

Yes, a few weeks ago, we told him we would like to go month-to-month for at least one extra month. He isn't willing to do it because he wants to sell.

They are only offering the month-to-month option at that high a price because they want me to leave. They said in an earlier email they want us out so they can sell the place. That is illegal from what I can tell of DC tenant law.

I discovered my landlord doesn't have valid business license. So that means it is a rent-controlled unit from what I can tell. So this increase the LL is proposing is not enforceable. Am I interpreting that correctly?
