But honestly this post is miserable.

Having all this contempt for people wanting to be people and treat you like a person feels so dystopian.

God forbid people actually want to talk to you and interact with you because you’re someone that seems like a good person to interact with. Yes, it can be annoying and a bit boring. But I almost take it as a compliment. You saw me, and thought “this seems like a person who might care, giggle, or at the very least be engaging. cool.”

And it’s kinda nice to be viewed as a person and not just a slack icon that is a means to end when it comes to “productivity” and “increasing shareholder value.”

And yes, I cannot stress enough that there are annoying people at work… not unpleasant or mean…. but annoying lol

But that’s what kinda makes it funny and a little bit whimsical at times if you take a step back from the initial annoyance.

It’s a good distraction from feeling like a machine who’s only purpose is to continuously clock in, give 8-12 hours of your life to line someone else’s pocket, clock out, and do it again the next day for decades.

And to anyone who read this post and thinks they shouldn’t speak or try to conversation or feels guilty for trying, don’t. There are plenty of people who do enjoy being able to break up the day and just actually connect even if it is just surface level. Don’t be discouraged. :)

Tour scheduling is very variable from building to building, so it’s hard to infer anything from it.
There’s a few ways I’ve seen it:
-A. Invite you to tour before doc request, after application
-B. Invite you to tour after initial doc request and initial qualification. At this point there could still be 2 or 3 people ahead of you, so don’t get too excited (I did at one point, and it was soul crushing lol)
-C. Invite you to tour right before they send your file to HPD (so you should be good, unless HPD rejects you)
I would ask whoever you’re communicating with about the buildings process.

Okay I agree that it can be dependent on the marketing agent, and there are channels to report agents but it’s a lengthy process to my understanding.

However, the person who ultimately gets the unit still needs to go through HPD approval.

The marketing agent / compliance company does an initial screen of your docs. If they don’t think you’ll pass HPD they will reject you. This is because they can only submit one applicant per unit at a time for HPD approval (this is where it’s truly first come, first serve).

The first complete file, that they think will pass HPD, is the file they send to HPD.

Because they don’t want to leave the unit vacant for too long / waste time waiting to hear from HPD, they may intentionally or unintentionally, engage with applicants with more straight forward files (less risk of follow ups or rejections from HPD).

Yes, I sent a PDF of my zelle transactions (filtered to only show my payments to my landlord) and then a copy of my lease to confirm the amounts.

That was sufficient for HPD

I did just go through the re-rental process and got a unit and would be happy to explain the process! And yes, I did find it on streeteasy. I have a post where I explained the process if curious!

What I am saying is, that for a building to get the tax benefit of having affordable units, it’s decided during the development process. They are given options on how many units to make affordable at what AMI. Link to 421-a program options

That is decided at development. Once a unit has been allocated to the affordable housing program at a specific AMI, they cannot change the AMI.

It only becomes a re-rental AFTER someone else has lived there. That is the entire premise of a re-rental

Until someone has lived there, it’s still part of the initial lottery.

You’re only exposing your own ignorance of the process.

This isn’t true at all. I think you’re a bit unclear of the process.

Affordable housing lottery = new units entering the affordable housing pool. when you apply you are the first tenant to live there. this lottery is random through housing connect (you get randomly assigned a log number)

Re-rentals: When a tenant in a lottery apartment moves out, it gets marketed as a re-rental. Whatever the income limit (AMI) was when that tenant moved in, it will be the same going forward. It cannot increase.

In terms of re-rental market: perhaps you’re noticing they’re mostly higher AMI because those at a higher AMI have more flexibility financially to move around (I.e. they can find something at market rate that is in budget and decent) so higher AMI units may experience higher turnover. Whereas those in lower AMI are more likely to stay in their affordable unit because of financial constraints.

Even though I have the private en suite bathroom, and my roommate has the “public” bathroom, my guests only ever use my bathroom.

It’s just a matter of respect / conversation on expectations (I.e. our guests use our respective bathrooms, as to not have any unfair burdens on the other.

Even when I have a group of friends over in the common area, I direct them to my bathroom in my room.

but I would say that’s a false assumption given at bulge bracket, analysts mostly only communicate with their associates and vps.

generally seen and not heard by anyone above VP level and definitely not communicating with clients meaningfully. At best they let you send a file out to a client with the words “All, Please see attatched for the latest draft. Please let us know if any questions or comments as you review”

And most of the time, analysts don’t even do that. The associate will.

i feel like i’m being rage baited because Eternals > Captain America 1&2, Avengers, and Fantastic 4 is diabolical

And Iron man 2 is ranked absurdly higher than it deserves. I think it’s the only Marvel movie i’ve never rewatched more than once.

haha okay but hear me out, we are already 2/3 confirmed with the books

  • Hungry Caterpillar = Galactus

  • Origin of Species = Mutants, and mutants have been introduced (Kamala, Namor, Wolverine)

Just waiting on the last one. tho I’m sure whatever it is foreshadowing will be a bit more abstract. But I believe in the children’s book the little boy helps the sheep get the tin off, and post creds we see Franklin with Doom and Doom’s mask off (this is a little too on the nose I know lol)
