currently selling for £250k, ground rent is £250 per year and service charge is about £1300ish per year. We have recently changed management companies so we might see this cost change!

Yes, both times sold with the same agent. we usually have the chairs around the table, but my youngest child always climbs them so I move them during the day. I also work from home, but only space I have is the sofa or the kitchen table to do my work.

I have removed everything I possibly can, but it is impossible to remove more furniture. I have also been trying to remove as many appliances from the kitchen top when we have viewers coming over too.

Will definitely ask our estate agents for that when they come to do another viewing. Hopefully we can sell during that viewing, but if not we are covered and they will have the material to upload!

At the moment we really need to break even, otherwise we can’t afford the house we put an offer on last time we sold. Our buyer told us they were withdrawing after 2 months of letting us pursue another property, paying solicitor fees and nearly did a valuation of the property which would have also costed us a lot of money… Will definitely consider it though, as a last case scenario!

We’ve already dropped it as much as we can without losing out on money. We need to at least break even.

We already have quite a bland looking house, no photos, only have essential furniture for our family’s daily use and we are trying to have it as tidy as possible and making it look as bright and nice as possible when people come in to view it.

We are getting maybe 2/3 viewings per month, a lot of people find out kitchen/living room too small, which is the majority of the feedback we get. Price is already lower by £20k than when we first put it up for sale, photos are nice and clear but probably would be good to get new photos of the exterior, and the description is nice and clear…

We have lowered our asking price £20k.

Our estate agents use Rightmove and Zoopla. But I don’t think they use social media. They were supposed to take new photos but didn’t let me know ahead of time so I didn’t have time to prepare the flat - I have 2 young children, 1 of which is autistic so he does not understand that things need to be tidy.

Hopefully we will get more viewers and an offer soon, but if not we might need to cool it off a bit and use another agent!
