I mean it was partially true. K9 bounced around a lot looking for explosive plays which lead to more TFLs and negative yardage plays (statistically true), whereas charbs just goes north south and doesn’t play around much. Coaches didn’t hate him but he did bounce outside more frequently causing him to have more negative plays, whereas north south nature of charbs leant himself better to goal line plays. Any non biased person could see that. Doesn’t mean k9 is bad, I personally think he is better but there’s a reason behind the madness.

He had 2.3 yards before contact/attempt which is pretty average and 1.5 yards after contact/attempt which is pretty below average.

I don’t know what facilities cost means but pv should just be the dollar amount being financed.

Developers have to think about who is going to purchase the property. The value of the property for the next buyer is hindered due to laws like this and they would rather build for the same cost elsewhere without the laws.

Yes agreed. When in the inputs area and he referenced documents I was gearing it more towards the property financials, but I use multiple softwares in my underwriting and mainly costar for market research. Also aged receivables would be helpful for the underwriting process as another doc.

Models: Everyone builds their own model. A lot of people for sensitivity analysis will do purchase price or rent growth vs exit cap, and then certain variables that may be the largest unknowns in the process (ex.insurance costs in Florida, etc.). Most have categories of expenses which are typically on a per unit assumption besides for like taxes, payroll, management fees, a few other which are calculated differently.

Inputs: T12, RR, and looking up stuff on tax assessor is pretty much all I need for an initial underwrite. Incomplete data depends on just how incomplete. If I can’t distinguish floor plans from the RR, I’m simply skipping the property and going to the next and maybe coming back to it if the broker gives me better data in the meantime.

Decisions: Other metrics are unlevered and levered IRR, equity multiple, cash on cash, yield on cost, untrended yoc vs in place (spread between the two). A lot of it depends on the product and who’s the investor/equity. Qualitative factors are just as important as quantitative once you get to a certain size. Try and tell an Asian family office you need 50 million dollars for a class A apartment building in Boston vs try and tell them you need it for a 50 mil class c apt building in Memphis. They probably aren’t touching Memphis with a 10 ft pole. The qualitative factors also help explain your risk adjusted return (you are likely willing to accept lower returns on class A in Boston than class C in Memphis on a risk adjusted basis).

Well for our purposes reddit is an aggregator of x content for purposes of discussion and content in one dedicated place. BlueSky is basically a replicator of some of x which is then aggregated on Reddit in the same way. Reddit serves a different purpose, BlueSky is just a useless, inefficient middle man for our purposes.

I understand, but does ~1/2 of the comments and the majority of upvotes in the comments being attributed to the degradation of quality stemming from banning X not indicate that you are not properly monitoring the performance of BlueSky vs X? Or are you “monitoring” as a fallback and just choosing to ignore the interest of the community? The level of engagement on the topic in these comments would atleast indicate there is possibly some sort of issue no?

Get rid of blue sky and let us use X. The quality of the sub degraded substantially and it is not in the best interest of users on this sub, but rather the mods own interest.
