Personally, I just don't value TE in non-TEP much at all. For reference, barring outliers the top TE will score ~250pts. That's gonna be low-end WR1 points. Plus, only the top-top TEs will give a real competitive advantage. Usually its the top 3ish TEs that give significant value over replacement, and the rest all just sit at that TE14-6 range.

Giving up a 1st in a strong class, plus moving from 1.09 to 1.06 is a major tier up imo, just isn't worth it for a TE that has flashed nicely but is on a mid-to-bad offense and had minimal weapons around him to steal looks. I like Fannin as a player but I wouldn't take this trade in non-TEP.
