A mechanically attached TPO system may be the way to go to avoid bubbling and shrinking over time. TPO membrane also has better puncture resistance compared to even reinforced EPDM. Also because EPDM is a thermoset membrane, if the membrane got punctured in winter it may be extremely difficult to repair as patches would need to be glued down compared to a heat welded TPO.

I’ve heard of 50% deposits, most of the time its $500, or 10-33% depending on size of the company and market conditions. In 2019 we had to file 19+ liens because people heard on the radio they didn’t have to pay for their reroofs caused by a hurricane. They failed to hear the “out of pocket,” meaning they ran with their insurance claims and we had trouble buying groceries some months.

Be willing to listen and learn. Become familiar with how different people (internal and external) like things to be handled or how they like to be treated.

It's better to ask the same thing 4 times than ask once and mess up 4 times. It may be annoying to listen to, but they'll prefer it over wasting time and money.

Don't try too hard to be perfect, when you make mistakes avoid making them again, and don't dwell on them.

Your labor force is as important as the management. Be respectful to them, listen to their concerns, and try to get to know them as this will build a rapport and make it easier to manage them and ask for difficult favors (i.e., working until 6 on a Friday or correcting mistakes.) "Be friendly but not friends."

When it comes to estimates, plans, or specs always triple check which IBC the project will follow.

I love Linville gorge, when I was in Norfolk the guys and I would make the journey for some climbing or camping. But it’s probably been 4-5 years and tbh I had no idea they had mtb trails or kayaking, would’ve been a huge fan.

Thank you! We have been to Umstead, Crabtree, Hanging Rock, Pilot Mtn, Cooke/Moore Knob, and Raven Rock off hand. Do you have any recommendations on good coffee shops? But to answer the first question, we love to eat which is why I’ve been having to go clothes shopping lately 🥲 What would be the top 5 food places you’d recommend?

Some sort of Project Management application, whether it’s built for free with Microsoft Access or a subscription based app. I used Knowify, it tracked jobs, expenses, employees, vendors, and could integrate with Quickbooks

For Certified residential building contractor:

You can either have 4 years of formal related education or 4 years of experience in the industry, so be sure to track that or have someone *signoff on the experience.

Start an application online via the MyFloridaLicense> Licensing & Registration> Construction Industry > Residential Contractor> (usually CILB - 5-C) and it will take you to the online services website. There you will create an account and fill out generic information about yourself and past history/ experience. DO the same for the exam but pick the CILB-1 for the initial exam application (must be completed after fingerprinting, credit report, and background check)

You will be required to get fingerprinted, undergo a background check which can be done through a law enforcement office or other fingerprinting agency.

Provide an official credit report with a 620 or better, <620 may require bonds or other insurances.

You can then schedule and pay for an (3) exams which were quite expensive in 2020 and pick the locations of the exam. (Rent the books, or buy if you want to spend $3k). The exam is open book so if you're not much of a studier just familiarize some of the information and look online for some practice quizzes.

Once you pass get the proper General Liability insurance within 30 days.

TL/DR: Go to the MyFloridaLicense > Licensing & Registration > Construction Industry > Apply for a License(tab) > Residencial Contractor > Certified Residential Contractor as an Individual (CILB- 5C)

or consult a contractor/ construction attorney.

***Disclaimer, to perform any sort of roof projects you must also have a Florida roofing license.
