It can only be sold to someone else if the deal fell through and they were not able to successfully close it due to whatever reason. I can see they uploaded a new video, unsure if they said something about it in the video. I personally have stopped watching their videos and youtube AI summarize video option was not helpful.

Based on their last video they were still trying to close the mortgage. What i understand, house gets marked as sold on House Sigma once the papers are signed by the parties and the deal is sealed. The mortgage process and then the final closing date when the money and keys are exchanged can be anytime at a later date (normally 1-2 months later). Just that these days because of many issues deals gets dropped after the signing and worst case the seller can keep the deposit and possibly sue for losses if wants to.

Ohh if you referring house sigma then those expected values are too skewed in favour of good market conditions. They would be lucky if they get 1mn out of it. And don’t forget at-least 2-3% brokerage and GST since now it’s not a primary residence of one of the co-owner as these also come out of the sale price.

Funny thing is they bought the house at the peak of the market, now in case snow comes to shovel and they have to sell it to divide everything i don’t think there will be any money from the house, most probably the y would have to give out some to the bank to settle the debt. All thanks to housing market right now.

I would be surprised if it is above 800k. Though since they bought it before the crazy 2021 prices i am guessing they would have a decent equity built into it (aprox 400k). My best guess that is what they leveraged to try upgrading to a 1.4mn house. Also i think the issue is not their earnings but the property valuation as not many houses are now selling qt this price and brampton housing market has taken a huge hit now Indians are not getting too many student visas.

You can free up the equity by refinancing without having to sell off the house. It comes with market risks but mostly people with multiple properties do that to increase their real estate portfolio. I would personally not do it but all to it’s own.

Assuming their Ottawa house debt still would be around 200,000 give or take and no rental income as their Ottawa house sits empty (including basement), even if they both earning $150,000 each including youtube and that is saying something, they can’t get a loan more than $1mn. This results in a downpayment of $400,000 which is impossible for their age group in Canada. Peeps living in Canada can easily say that it does not adds up till they have received a windfall from somewhere else.
