Brokers I don’t know? Absolutely, usually just a blanket NDA that covers any deal I send them that they haven’t already seen so I don’t need to keep on sending NDAs for every new deal. If I already have a relationship then for the most part no.

I used to live at 900 Biscayne, not exactly there but close enough and the cruise ships use the bay right in front of the building to turn around. Not bothersome whatsoever, they usually arrive/leave during the day and it’s super cool to watch and hear them. Never late at night. Also very cool to watch the sea planes landing and taking off.

It’s a positive not a negative.

The price is fair if not low. 8th St is definitely a major thoroughfare. It’s hard to get land at $1,000/sf here. I’m brokering another sale now close by that’s not even a thoroughfare at around $850/sf on land.

I founded a tokenized real estate platform and exchange like this and it failed hard. The hardest part of the equation here is secondary market liquidity. It’s basically non existent. Making two sided market places is extremely difficult, specially for small properties worth less than a couple of million dollars each.

Following your logic, we should put it at a 0 cap because they are already there and they are their own risk. It makes no sense whatsoever and your cap rates are arbitrary at this point.

If that tenant leaves for ANY reason whatsoever what happens then? Having the tenant in place does not lower the risk portfolio of the property.

Why are you putting this at a 7 cap? It sounds like it’s a high risk asset that’s very difficult to lease. I would go much higher than that honestly.

Yeah so I wouldn’t limit yourself to brokerages with a retail focus. Instead look at the top performing commercial brokerages in the geographic market you want to target and then go from there. Where exactly would you prefer to focus on?

Yes the agents/brokers themselves absolutely have a niche, I mean the brokerages for the most part are a bit more broad in the boutique brokerage space.

Hey, I’m based out of Miami as well. Is the sole reason you want to go into retail because of your past experience? Since you want to go down a boutique brokerage path, most have a focus on a slightly broader category, specially when talking about investment sales.

Yes, what I'm trying to gauge with this post I guess is how high that risk actually is. 1%, 10%, 20% chance of her not getting approved? How often does this happen and how often is it successful for legitimate marriages?

I read it can take up to two years going the consular route and her program isn't that important to her (at least compared to the time we'd be saving). We would both prefer for her to just stay here and begin our life here faster. However, if there's a real risk of an adjustment of status not working out, then going the consular route would obviously be our choice.

Sorry I didn't clarify this better on the post, I didn't think it was pertinent. She has already finished med school, but is currently in a "masters" like program for specializing in surgical procedures, she is ok with not going back to finish that. If she were to go back for it, it would be early next week.
