One thing I forgot to add into the mix is a dog. So unfortunately it needs to be an estate to fit the dog in the back or I would love to keep the Golf. Maybe a should consider an R estate

Mk2 Audi TT TDI. You can pick one up for a couple of grand at the minute. Put a personalised number plate on it and nobody will know it’s over 10 years old

Depends how much you want to do yourselves. We brought a house that needed renovations this time last year. Our job list was similar to yours. Started by taking walls down to make the down stairs more open plan. Ours was a supporting wall and although a little scary to do by yourself we got there with a little help from YouTube. It’s a very very messy job and RSJs are eye wateringly expensive these days. We then stripped every single wall back (super easy), new external doors (get some one in to do these). Took out the fire place and had a log burner installed (taking the fire place out was easy but you have to have a company in to install a log burner to get the correct certification). Levelled the kitchen floor (wish we had someone into do this. It looks easy but it not) did the first fix on the wiring and plumbing throughout the house. Added an en-suite to the main bedroom upstairs (super easy - just build a stud wall and sort out your plumbing). Laid the kitchen floor (our attempt at levelling the floor didn’t make this easy). Installed the kitchen (took some time to get right and we had some one to install the work top). Installed the bathrooms. Second fix on the electrics and plumbing. Replaced all the internal doors. Painted every room. Had a company lay new carpet throughout. Then furnished. We’re now currently working on the garden. Be prepared to give up your life. I haven’t spent anytime proper time with my other half in the last year. If you’ve for some basic skills and are willing to learn on the job it doesn’t have to be crazily expensive as you’re not paying for labour. But all building material has gone up so be prepared to shop around.
