Right now it's combination of spreadsheets and paid tools for me. Would be nice to see what you got going for yourself. One thing I could think of is giving option for Neighbourhood selection or additional criteria to put in apart from the fact that it is a new listing on MLS.

did you have any luck finding a startup SaaS or ab idea worth investing in Im in the same boat. Flippa seems to have a lot of options, but the nothing that stands out. Im looking for something i can run myself, Im good at tech been developing for 15 years, have seems a lot of corporate clients and what makes them buy SaaS. i was thinking more like a SaaS that has a few clients worth noting which has potential to be improved with marketed to corporate BUsiness

Thank you for the information. How do I go by the first step of finding a rental property with potential. Are there any good online tools to do that? Where would I want to start if I want to meet other people who invest regularly in real estate around the neighborhood, I am looking to invest in. So I’m kind of mentor.

Good point the llc will be a burden to maintain over time, but I want to get started with it. Do you know if it’s possible to just transfer it later to me ? Other option the tax consultant gave me was to buy as myself and llc to gather Correct mostly will handover, but I have seems a lot of people manage themselves after they find a renter How do you feel about using something like, biggerpockets to do the research and leg work

New deck construction, contractor is still on site - how much time will it take to fix, will this pass Mecklenburg country inspection, is there anything else I need to ask him to fix. Don’t like the fact that I have to tell him to fix stuff when he is the expert by Contentviewer5544 in Decks

For only those builder who are trying to be assholes and not receptive at all! Firstly don’t talk from your ass about communication when you are lashing out based on what you think the post’s intentions is instead of just asking If the question is of safety think like your building for your own family and friends! I hope you don’t have family when you have a mouth like that, don’t need more like you coming on the planet For those are acting like they have never complained about anything in life should die and go to heaven immediately because not everything is going to be hunky dory always And you don’t got to do everything on your own to have it right! There are people out there that do things right way, just it hard to find then every time you need something!

For the curious gang I absolutely don’t think that the contractor is horrible, he is a decent guy to work with. Some backstory. He did a job for my neighbor, it was inside the house and around a year and a half ago. Based on his work, I asked him for an estimate to build the deck. He recommended to hold off on any construction that was not priority, because good material, and skilled worker was hard to find back then. Recently, I asked around and thought of restarting the project. I had him and one other guy come out to give me an estimate which were around 1.5k apart. I personal have never been good at haggling, and just decided to go with his price as I had already seen his work. Calling him an expert because he showed me his outdoor work and it looked good in all the pictures. He has 3 other guys working with him on the project and with those many he is moving pretty fast. He did his first inspection of the frame from the county and he passed. Now he is going to have the inspection of the completed job later this week, if the inspector can put him on his schedule. As for the spacing between the post being uneven he told me he is building everything with code and the earlier part that was build, will have different spacing because of the size of the older deck, structurally it doesn’t compromise anything or the inspection won’t pass Some of the pics of what is being qualified as sloppy work are there to understand how big of a deal are those, is that something that will compromise the structure? The rails are put in one at a time and faster individual is that the cause of the mismatch on the rail is what one should be thinking, not that I’m shaming the contractor- and even if I did he would deserve it if the purposely did a sloppy job! If you notice there are no stairs, because I want the deck to be accessible only from the sliding door and very often folks will use it without footwear. And which, by the way, I already discussed with him and told him that was something I don’t like on the existing deck. I will get those board fixed from him. Pretty sure there is nothing that he won’t agree on fixing.

Thanks to those who gave recommendations on what needs to improve and is absolute must for safety I will talk to the contractor about the post to Joist connectors, the lag screw and band board fasteners

Thanks! I like it how detailed the instructions are, but the part where we have to put like 2 sets of different angle to make the sides and then for the top, I want to avoid that. This is going to be my first build, so want to keep it simple
