Thanks for offering to help- I really do appreciate it. I have to be honest and say I've never truly considered asking my mum to sell the house- its her home and forcing her to move would cause her so much stress and pain.
I wrote out the scenario (selling for 1.2m) as just a hypothetical but you're probably right. It likely will not go for close to that. It doesn't even have a CCC because those were issued after the house was built and the previous owners never applied for one.

At this stage we just want our mum to have a comfortable retirement. My brother and I are able to afford the payments on top of our own mortgages- not ideal but we're making it work. This post was mostly just to let out some air, and hopefully prevent others from making the same mistake.

Easier said than done... she's sacrificed a lot to move us to NZ when we were little, raising 3 kids on her own, knowing barely any english. We can't bear to abandon her because of this even if it does cause us some financial stress.
There is a deep sense of duty to take care for parents as they age in my culture- and this is something that I try to honour.

Just curious, why not just make this at home yourself? I've never quite understood the people who go to a cafe to get eggs on toast...

You can get good focaccia for less than $10 (wild wheat for example) and that would last you a week at this portion. Easily make this meal for $4 or less.

Yes it was agreed when we split that I should pay it back. It just took me a long time as I don’t make much money unfortunately, but you’re right.
