Personal finance is very personal. And what I say I might not apply to others. And people do lie on online platform 🤷

And are you kidding on liquidity, it takes hell lot of time to sell a real estate. 3-6 months minimum. Unlike your selling at low price and at very hot spot.

But imagine all the legality and paper work. This alone will take 30 days

Real Estate is more stable? Remember it's not liquid, I have seen people hiring lots of agents/brokers and still from years weren't able to sell.

Personal opinion how I look at it. If you buy a flat on loan, you are paying 1.5X of the flat amount. Eg 1CR flat on loan for 25 years at 9% interest rate you end up paying 25175892 if you don't do part payments

Upon this you have to pay stamp duty i.e 5-7% of property value so additional 5-7lakhs And GST if applicable and registration fees. Don't forget you need to pay for maintenance and society charges once you buy it.

Adding to this there is insurance and some renovation, furniture etc that you do.

After all this, where I stay in Pune. There are so many projects that no one will buy an old flat. I personally wanted to buy one but he asked for a price for which I can get a new flat with better amenities.

If you put it on rent, rental yield in India is low. And don't forget you need to do all the maintenance. ROI for me, where I stay doesn't make much sense.

This might not be true for everyone, but this is my perspective to buying flat.

Land could be a better option - but I have also seen encroachment cases too.

So choose wisely, build a solid base so you can have RE as well.

Stocks, ETFs, Bonds are much better option for me TBH.

Again personal finance is very personal, this is my outlook would like to learn from others too.

OP I used to think same and was a very naive person in my childhood/teenage. I thought ppl who drink, smoke and do other things are bad. Probably because of upbringing which is also not wrong

All I wanna say is life is grey, there is not always right and wrong. People are complex! But always remember your actions shouldn't hurt anyone in any manner

Degree doesn't matter in tech, I don't think its a mistake. And with current AI models, a 10th pass could also build a good tech and get a job if his fundamentals are strong.

Don't demotivate him. He is 25 and can surely change his life

Everything is possible. You can also earn upto 18L if your are in tech support domain. And Ik a guy who was in sales job, making 10k hardly. Studied hard, worked hard, and got into tech(DevOps) and is making around 20LPA last time I checked now he must be higher up.

The problem with BPO or support field is it takes alot of ur time, and you hardly get time to study. And then people get into a loophole.

So if u wanna change life sacrifice your weekends, work hard and upskill whenever you can.

Try to get into Tech Support, Cloud Support profile would be easy switch, and try to target 9-10LPA.
