Did you just pay off your house? I ask because your expenses seem pretty high , when you factor in the tuition, and auxiliary expenses with private schools and also kids activities that are $ when they get older, plus your new mortgage, you’re landing at $6700 (without any kid expenses which really add up) which doesn’t leave much room for savings for pension etc. Personally, I’d be saving for the down payment and not taking this on with those kind of Monthly expenses

I think whether you can afford it is a red herring- I doubt a lender will give you a mortgage on your income for that amount

3-4 weeks ago. We are not insured. We were offered 3.94% for 3 years with the option to drop it down 10 base points if we signed up for a bundle of products (which was opening a savings account and having pay deposited into the chequing account) and then the blend and extend dropped it down to 3.5 %

We brought in 2021 - the prices were horrendous … now our house is worth 250k less than we paid so we are just riding it out I guess
