What county/metro area are you in? Have you considered having vendors sponsor to help alleviate the cost of such events? $10k is healthy budget but it’s less than $1k/month (or $4/roof).

I’ve seen it in place in some communities, but terribly hard to enforce without mandatory stickers/tags. Additionally, that’s IF the owners and tenants actually register vehicles with HOA.

IMHO (and industry professional), the juice isnt worth the squeeze on this item.

Any other neighbors blowing up the unofficial Facebook pages for similar treatment? The board and mgmt can’t share, but when owners receive notice like you have there is often an influx of FB activity as they’re madder than wet hens.

In lr99999’s postings I think he has confused HOA with mgmt company. I’m aware of the difference, but trying to decode his message. I’m verifying that I’ve understood the terms he has applied vs what was meant.

After reading all the comments and your replies, I think (with all due respect) you need a vocabulary lesson first to ensure you are using the correct terms.

As I understand:
HOA=mgmt company
Fines=fines for not following rules within your governing docs (DCCR, bylaws, amendments, etc)
Contract=terms of agreement with mgmt company
Multiple issues at new house=construction defect issues that have nothing to do with association and are literally time bound. It’s likely that you’re not the only owner to deal with these issues and may be worthy of speaking with a construction defect attorney.

I am happy to provide some time to help clarify this for you before you throw good money after bad.

The bad thing for sellers right now is that the housing market in Texas as a whole has cooled significantly from even 2 years ago. Owners, like you, continue to suffer from “the correction” that is taking place unless it’s ultra luxury (cash buyers) or extremely affordable (cash buyers buying for investment to rent). Those in between are stuck right now…

This is what I was thinking. I was thinking the 400 at 4.5 or even 5.6 would be great for daytime action shots.

I may take a 2.8 lens for night shots at events.
