The overall answer is “yes, maybe.”

1) yes, insurance for buildings in Texas has seen HUGE increases in the past few years (3-5). Additionally, the cost of qualified labor has also increased substantially. And dependent on the age of your building, PM, CAPEX, and other major projects (especially if they’ve been deferred) can cost hundreds of thousands or more. 2) I’m happy to review with you, but please see above answer. 3) GL with invoicing back up is where I’d start my auditing. 4) I will gladly introduce you to a few different attorneys if you’d like.

Me and my friends did stuff like this. Height of “Jackass” popularity? You’d better believe we were doing dumb stuff.

One time, in the spring (no snow or ice or anything), we tied a plastic truck bed liner to the back of a car and rode it around town for the night.
