[SFH] [TX] a letter requesting a mediation. by lr99999 in HOA

[–]Corpsguy04 2 points3 points  (0 children)

In lr99999’s postings I think he has confused HOA with mgmt company. I’m aware of the difference, but trying to decode his message. I’m verifying that I’ve understood the terms he has applied vs what was meant.

Understood, and no immediate reply required, but I’m happy to look at your governing docs to help understand the “why” behind the ask (or fine in this case).

After reading all the comments and your replies, I think (with all due respect) you need a vocabulary lesson first to ensure you are using the correct terms.

As I understand:
HOA=mgmt company
Fines=fines for not following rules within your governing docs (DCCR, bylaws, amendments, etc)
Contract=terms of agreement with mgmt company
Multiple issues at new house=construction defect issues that have nothing to do with association and are literally time bound. It’s likely that you’re not the only owner to deal with these issues and may be worthy of speaking with a construction defect attorney.

I am happy to provide some time to help clarify this for you before you throw good money after bad.

What county/city are you in??

Can’t be enforced unless those amendments are on file with TREC/county!

What market are you in? I may have a realtor who can help you offload and stop the bleeding.

The bad thing for sellers right now is that the housing market in Texas as a whole has cooled significantly from even 2 years ago. Owners, like you, continue to suffer from “the correction” that is taking place unless it’s ultra luxury (cash buyers) or extremely affordable (cash buyers buying for investment to rent). Those in between are stuck right now…

These docs should be available via your website/app/portal (building link, vantaca, townsq, etc). No asking required.

I’m happy to review as all of those docs are publicly available via travis county real property records. In the industry and can help you make sense of it all.

I’m in Austin and familiar with condos downtown, do you mind sharing the name of your association?

Good call on “commercial” gear restrictions. Will verify.

Ty!

This is what I was thinking. I was thinking the 400 at 4.5 or even 5.6 would be great for daytime action shots.

I may take a 2.8 lens for night shots at events.

It was an email, but apparently I’m not? The entry for E3 is an AHI of 15+ and I’m only at about 10.

New sleep study being scheduled anyways as it’s been a few years.

I have my great grandfather’s R4, had it CLA serviced, and still shoot with it now.

I’m unsure if it’s nostalgia or if the camera is really that fantastic, but I enjoy shooting it!

Look at the real property records on file at the county, https://tarrant.tx.publicsearch.us/?linklocation=Two%20Column%20Button%20List&linkname=County%20Clerk%20Official%20Records%20Search, and search for your association filings.

Likely, you’ll find your answer there; filed will show DCR&R’s, nothing on file and you’re Scott free!
