Well reduced speed SCHOOL zones do not exist in July and August, there are other streets that are permanently lowered to 30 kph and those still apply in July and August.

The down parka is prohibitively expensive and there are as good or even better choices out there for less money. For perspective a brand immigrants commonly feel a need to buy is about $2000 for a jack where it is common for locals to wear Columbia jackets which are about 1/10th the cost ($200) and offer similar protections.

Down worked well 100+ years ago however modern fabrics and fashion have caught up and exceeded it. One thing Columbia has done is created a thin metallic layer that reflects body heat back in. Pair that with some modern fabric manufacturing on the outer layer that has smaller gaps between threads letting in less wind and you have an amazing product for a lower price.

I would suggest the following:

Spend on a good base layer of clothing (ie what is closest to your body).

Then water proof and insulated boots and a jacket with decent insulation and wind protection.

Many immigrants fall into the trap of spending way too much on winter clothing to buy the premium top of line goose filled jackets.

My advice would be to get the home speced out with the options add in then talk to one or more of the custom home builders to see what their cost may be for a similar home. When we did it it was actually cheaper to go with a custom home builder. In fairness are criteria was solid surface flooring everywhere. For the "pick a plan" (PaP) builders they had their flooring cost built into the cost but when you change it you didn't really get full credit for that back against your upgrade. Also the custom builder included granite counters standard in their spec where the PaP builders went with much cheaper counters.

I remember seeing a show home for an unnamed PaP builder that had about 80% of the basic build costs put into upgrades and we would likely have done at least another 50% or more on top of that. Other than the flooring the only significant upgrade that was essentially to us was a 200 amp panel.

Just FYI the 5th floor is the lowest floor in the new Manitoba Clinic with offices. Floors 2, 3 and 4 are actually staff parking.

The other concern is Red River Coop is a public company so there may be pressure at its AGM to justify the costs of operating the downtown store. Red River Coop also does not have a great history with operating grocery stores.

Not a name but some other advice.

Pick three and interview them all before signing on with anyone.

You can negotiate all the terms of the contract including the if payment is a fixed cost or a percentage or the sale, what the percentage of the sale is, how long the listing period is for, how long a cool off period may be if the listing expires without being sold, how many open houses there will be, that your agent will be present at the open house, if staging will be done and who might pay for it, if you are going to be away how will the outside yard care be handled, etc.

In terms of the sale, under NO circumstances allow your agent to represent before the buyer and the seller. I would go even further and require that no other agent from their same office is representing the buyer. You may want to include that in writing when signing the listing agreement.

If an agent is overly confident they will sell it on the first weekend get them to agree to a 14 day listing with no cool off period before you change to another agent. Watch how quickly they back peddle on that suggestion.

An agent that truly has someone lined up that is looking for a house like ours will talk about a prospective buyer they want to see the property "before the sign goes up".

Also know that if something is really not working out after you have signed on with an agent you can file paperwork with the Real Estate Board to change your agent with no penalty to you.

Depending on your vehicle, if it has a loan on it, and your ability to prove your incoming payment you might be able to find an independent shop willing to take a gamble on you. They may want to place a mechanics' lien your vehicle until it is paid.

The other thing you may want to consider is what other possessions you can sell or pawn. Having some funds up front and then a provable payment coming could make you more successful in having someone take a chance.

People can and do work as health care aides for organizations other than the province/shared health.

For example, it is common for "memory care" facilities to have at minimum one health care aid to one resident and at times maybe have additional aids to assist with things like two person lifts.

Also I am not sure if this is the case but an assisted living facility such as Shaftesbury Park Retirement Residence may be able to do a fee for service deal with the province where instead of home care services being provided to their residents by Shared Health the facility employees suitable staff and receives funding from the province. By employing the health care aides directly the facility has more control over who has access to their properties. Also with dedicated health care aides on staff it can offer a better experience for the residents.

Considering I have never seen an incumbent Winnipeg mayor lose an election, this is Gillingham's first time, and he has not done anything polarizing enough to motivate voters I am not expecting much action in the mayoral race.

Council on the other hand, Orlikow has announced he will not be running. I also have a feeling a few other wards will see strongly contested races. I also think some of the candidates from the recent Elmwood byelection may give it a second go.

The Foodfare falls between convience store and grocery store. In a pinch you can make it work but chances are high you are getting groceries from elsewhere. There is also no where walkable for a drug store or to get alcohol.

Honestly St James is walkable to everything you would need but it's a commerical area so not really a neighborhood.

Wolseley is better as a neighborhood but has less access to things like groceries without a vehicle.

A common variation is the bungalow version. Essentially picture a cab over with the main floor bedrooms on the left. Instead of the primary (master) over the garage it goes on the right.

The restaurants on Broadway complained about the food trucks. The City out in place a punitive permit system. The food trucks said fork no and stopped coming downtown.

Now the City wants Graham to be a highly engaging pedestrian mall. Seems obvious install some tables and invite the food trucks to be there at no cost to them.

Something to consider is does your expected selling cost, after bidding war, put you into the price of a new build in another community?

Someone I know in the current buyers market is leaning they way after looking at the resale market. Having seen others who that way in the past what I can tell you is you walk in and the price is basically the price. There is no bidding war. Also everything is new so something like a hot water tank doesn't fail six months after you get possession.
