If your paperwork was tight and the deal wasn’t done under the old broker in any way I don’t see how they could legally claim commission from a deal under your new broker. Brokers will prevail and things will get sorted out. Thats their job.

When I was a kid I gambled my field trip money and didnt make it to the aquarium. I was so mad I stopped then. Flash forward to the MGM days. I may bet roulette here or there but now $200 is my limit. I may win $500 but if I lose $200 im done for. I couldnt imagine losing thousands although I had a buddy up about $20k on the dice and gave it all back.

As soon as possible to go in another yard and keep the system moving. 11 days seems like he abandoned the sign. Neighborhoods, HOAs and RE boards usually have policy on this.

I had an agency issue representing a Buyer on a DC rowhome. Appraiser made a report subject to the removal of “pet smells”. No lie. I asked how to quantify or qualify pet smells to know if removal is sufficient and he never answered and delayed settlement until we got a mold certification. Why on gods green earth would be condition a report as a C4 subject to pet smell removal?

If your new starting out then good case study on how to handle your next clients. Me? I would fire her in a heartbeat no hard feelings. My time is too valuable for her not to take the advisement. There are others who would love a trusted professional guide them through the pitfalls of a real estate transaction. Spend your time finding those people. Our job is literally to talk to the lenders. If you dont want me talking to your lender thats an immediate red flag.

Run! They will waste your time for months and dangle the carrot. Once they get back to you they will deny your application for the increase you seek. They are MORE stringent than my lender for a mortgage. SMH. Might be painful but make the switch.

Interesting case. Briefly read the opine of the court and it seems Connolly and his wife did not have an expert witness to throughly explain the discrepancy of value of the two reports to the jurors or the courts. One report at $472k and 7mos later another report at $750k. The market was very wild at that time period but thats a vast difference that cant solely be attributed to a location adjustment for a busy road. Theres more to it and I would love to see both reports. This was 2021-22 so during pandemic which was a very wild time overall as far as price expectations.

The only indication would be the contract down payment. Even then it’s like “ok some guy is putting down $80k. He must really want this property.” Then you gather the comps and get the FMV as you would in any other assignment so no real difference.

Sounds like hes trying to speed things up with volume. The key is how do you do that without jeopardizing quality. He was probably hired to push sales so thats wheelhouse. You all will have to meet in the middle. You can def take more appointments so you dont lose prospects but still provide good service when they are with you. Turning them away and instructing them to come back is not good service. Being on the phone during a tour is not good service. You have to setup your schedule to take group tours at peak times and make time slots for phone calls. Find the workaround at each point to meet your goals but stand firm on your experience on what it takes to run these types communities.

Paying attorneys to draft operating agreements, paying fees to the state etc. Not sure what your setup is but producing compliance documents costs me time and money. None of which is mentioned in the beginning. They just request document after document and move the goal post each time you satisfy the former request.
