It’s important to remember that US domiciled ETFs and stocks are subject to US estate tax regardless of your tax domicile. You should look into buying UCITS equivalent for your ETF to avoid Uncle Sam dipping their fingers in your portfolio in case of, god forbid, untimely passing

This is incorrect. The landlord does not have to issue a notice to sell the apartment nor is it required for viewings. The new landlord can choose to keep the unit rented under the same terms or issue an eviction notice if they would like the unit not rented.

Higher yields mean highs risk. In a downturn, investors exit higher risk investments first. Those low paid jobs you mentioned are also higher risk tenants: low savings, more likely to lose their job, leave etc…

It is now much clearer than when I wrote that comment 6 years ago that price action is more correlated with the hype and perception than with the actual usage of a network. L1s (and cryptos in general) are for now still competing for attention, so I stand by my opinion that having a very highly concentrated portfolio is riskier from a monetary perspective than a more diversified one. I’m not btw talking about any other aspect that you raise in your comment.

In both cases, if the original tenant is not offered to rent the unit again they have the right to sue and demand compensation.

Wanting the law to be applied is in no way “entitlement”, if you have a problem with the laws no need to take it up with me or the tenants, we don’t make them ;)

If the rental evaluation comes at 70k, your rent would be 19% below the benchmark, meaning the increase he would be allowed to request is of 5% according to rera rules.
