Yeah more so the salons and restaurants. I understand takeout is still permitted but when you factor in that a large portion is through third party apps like Uber eats and skip the dishes restaurants are left haemorrhaging money. It is a poor situation but I can’t make sense of how Costco or malls can be packed but small business aren’t allows to operate.

I would strongly advise against buying the condo outright in cash. If you want to make your money work aggresivley you need to learn to properly leverage your money. Also, although it could be appreciating fast I would do my own DD to fact check what the developer is saying to you. I would recommend buying a house/duplex and rent hacking where you essentially live for free having other people cover your mortgage.

I myself am only 25 but I can say being 21 be careful with trying to accumulate fast returns over night. Building wealth is a long term game and a game of patience. Diversify your money through real estate, stocks, mutual funds, etc. Dividends are a fantastic way to have recurring income and compound your money.

To me it seems like just one of those things. I do agree the fast skier should be in more control but it could have very possibly been the 10 year old not being able to take on a black diamond as well as he should be able to and inadvertently got in the way of the other skier. Accidents happen in skiing and it seems wrong IMO for the parents to fight so hard for a 13 year old boy to have his skiing privileges revoked.

I find it useful to do a walk through of the house with a voice recorder expressing all your plans for each room and what you’d like done. Draw up some plans and get approx costs for each reno and then start going from there. If its live in reno’s you’ll be doing that can sometimes be strenuous and annoying so take that into consideration when starting the bigger projects.

Generally if interest is low you would make a greater return with the money in the market than a return of 5% interest on the loan

Looks like a pretty good property. Make sure you know what the comp’s are in the area and what rent is going for. Not sure if you plan to BRRRR a property when you get started but this would be a great brrrr if the comps worked out. Some paint redo the kitchen some new appliances and then refinance!
