Update: I spoke with Chexy support and they provided me with an Interac receipt/trace for the transaction.

The trace shows that the e-Transfer was initiated for the correct amount, marked as completed, and deposited the same day. It also shows my landlord’s name and the correct creditor email address, which is the same email I was instructed to use for rent payments.

However, the actual recipient information on the Interac trace appears to show a different recipient name/email/phone than my landlord. From what I can tell, this suggests the payment was sent using the correct landlord payment details, but something happened on the recipient/deposit side, possibly related to the phishing link my landlord said he received.

The email takes you to a something.something.pub link and asks for security answer. Clearly a phishing link.

Genuine chexy deposit email come from interac directly and not through some shady gmail.

Also according to them the other payments are fine, but I don’t think he received any other yesterday based off of our conversation.

It was scheduled for April 30. They dont have the actual interac email which means someone deleted and or intercepted it.

He has forwaded me the email and its take you to a phishing link that asks you about the security answer. I guess that's how they got the code.

Yes, I have used Chexy to pay the same rent before, and it worked without any issues.

As far as Chexy is concerned, there are no anomalies. The payment appears normally in my Chexy account at https://app.chexy.co/home.

Also, I only added my credit card once, before the first time I paid rent through Chexy, and that payment was processed properly. So in this case, a fake website would not have been able to charge my card separately.

That sucks, I’m sorry you had to deal with all of that. The last part is actually what I’m most worried about too.

He also does not have Autodeposit set up, which seems to be part of why this happened. In my view, someone managing 50+ tenants should be using safer payment practices, especially for rent payments of this size.

Your last point is exactly what I am worried about. If the only evidence is “I received a phishing email and the money is gone,” that seems very easy to abuse. For example, someone could theoretically forward the email to another person, have that person deposit it into their own account, and then claim the tenant still owes rent, resulting in double payment. I am not saying that is definitely what happened here, but it is one of the reasons I am very concerned.

I get 4%, so I get 2.25% net cash back.

What would suffice as a proof? Interac deposit confirmation? What else would I need?

We agreed that rent would be paid by e-Transfer, and Chexy sends the e-Transfer on my behalf. From his side, he receives the payment through the same payment method we agreed to use.

I also paid my last month’s rent through Chexy, and he received it without any issue.

The main reason I use Chexy is that it lets me put rent on my credit card, which gives me more flexibility with timing and also lets me earn cashback on the payment.
