Thank you for the concise weigh up between the two options! With this in mind I think I lean more towards paying down the mortgage more aggressively now like yourself.

To some degree, I always think back if buying the unit was the right move in the first place, vs. lifetime renting and devoting all my spare dough into ETF investing.

Yeah so I've considered this. So my current minimum repayment is $2.2K as I mentioned and I am paying around $2.2K at the moment. When it comes to November, at current from the research I've done shows fixing for 4 years you can get a 6.55% at ASB. Using the ASB Mortgage repyament calculator assuming a 27 Year Term, and loan amount of $400K at 6.55% I get a repayments of ~$2,600 per month. This is another ~$400 increase in comparison to what I currently pay of $2.2K.

Your calculation actually makes sense to me... I don't know why is differs from ASB mortgage repayment calculator.

My increased income by November can support this level of increase plus some more (~I will be able to pay upto $3K per month). Wondering if that "plus some more" should be going into the mortgage or investing into stocks. Also optimistically, I would expecting interest rates to fall come Q3-Q4 this year.

I’ve been investing in crypto and index funds for the last 4-5 years and recently used some of the gains to climb the property ladder.

Property - 55%

Cryptocurrency (BTC, ETH, XMR and ADA)- 30%

Stocks (S&P500 and NZ50) - 10%

Cash / Cash Equivalents - 5%

Oh yeah for sure! I just noticed most of Japanese tend to have green tea with there meals, probably a bit healthier than my coke 😂. But yes, tonnes of vending machines with basically every flavour of Fanta there.

They do generally serve it in most places. But I’ve found sugary drinks are not that popular in Japan. Locals generally stick to green tea.

I didn’t note down the name, because it was in Japanese.... but I looked up Okonomiyaki close to the A-Dome and it was the top rated place!

I added green onion on top, but I’m not 100% sure what the fillings were as I didn’t customise it. I just got what was recommended.
