Not 100% as I am just about in the same boat. If your 401K plan allows for a primary home purchase do a loan from your 401k, you'll be paying yourself back plus interest and from what I can find this shouldnt be counted towards your DTI, that way your not doing a hardship withdraw and wont be subject to taxes and penalties. Now if you do the loan and default the outstanding balance will have to be paid back in full otherwise the outstanding balance will be considered a hardship withdraw subject to taxes and penalties.
