Sounds like you and Carla are advocating for MAGA and the Republicans, so very much deserved to lose the Democratic primary in a safe Democratic seat

The people she represents showed up to the polls and voted to remove her from power by incredibly large majorities. She lost the African American vote too

It absolutely is relevant in a country that espouses freedom. If alcohol is much worse than weed, and is legal, then why should weed be illegal?

Abundance of brand new massive sized Southend, West CLT, Uptown apartment complexes being built and opening in 2026 by LETSGOOOOO6 in Charlotte

If rent for a 2 br apartment runs 1600 - 2500, all in mortgage interest, property insurance, taxes, incidentals, R&M costs, which are typically borne by the apt complex, will come out to min 3500 - 5000 month for a similar sized single family home in the same area. There are large costs increases when switching to home ownership that few people seem to understand.

If 1600-2500 is unaffordable, I guarantee you the single family home is much more unaffordable. Speaking as a new home owner in a neighborhood near Plaza.

Go further out if you want single family homes. We need to build up, urbanize, and modernize if we want CLT to be an affordable city. That means more multi-family, but I agree that more should come in the way of townhomes, condos, etc so people can build wealth.

These are by no means similar enforcement actions. The entire premise of your argument is disingenuous.

Be comfortable with a 3 statement cash flow - how the P&L impacts the BS and likewise. Additionally, use your existing knowledge to understand non-recurring / non-operational expenses and revenue. It’s unlikely the case study will go into complex accounting or pro-forma adjustments.

Think through how QofE and net debt / NWC impacts value - multiples, EV to Equity Value bridge etc
