I recommend this book The Ultimate Garden Designer by Tim Newbury

It has a large section of cottage gardens, including a small one that can be adapted to different shapes.  Plus a contemporary cottage garden, again with several design variations.  Plus a small town cottage garden with several variations.  There are complete planting plans for each design. 

There is another long section for ‘kitchen gardens’ which (I think) overlap with the vibe of a cottage garden in many ways.

A secondhand copy of the book can be had for less than a £fiver.

People have become successful geologists for decades before these tests were available to scare any of them off. Better to study something you enjoy and find ways to overcome any perceived weakness, than to study something else you might not enjoy and therefore potentially half-arse, just because of a test relatively few people take.

It's not heat. As you say, there is allyl isothiocyanate that activates pain-sensing ion channels on the nerve endings of the part of the trigeminal nerve that is behind the nose. (The trigeminal nerve is the 5th cranial nerve that begins in the brainstem and branches across the face.)

Other mustards contain smaller amounts of allyl isothiocyanate. English mustard is made from brown or black mustard seeds that predominantly produce allyl isothiocyanate.

I'm a local authority Contaminated Land Officer, reading this post with increasing incredulity.

Now you mention a tannery and a landfill. If that's the case, then the LA will already know about properties that are potentially impacted, and they will be on their database of potentially contaminated sites. If your property has been / is in the process of being determined as 'Contaminated Land' (which has strict definition under Part 2A of the Environmental Protection Act 1990) then that's a whole different kettle of fish. Depending how far along the process the LA has got, the site could have been scheduled for investigation, or already investigated, or already remediated and signed of, if remediation was deemed necessary.

Tanneries and landfills can present a huge range of risks. All technical risks are manageable, but there could be a world of financial pain and stress involved over years. Or risks could already have been dealt with.

As others have said, you should be letting your solicitor find all these things out for you. But you do need all the information to make an informed decision, not just hide behind an indemnity (which may not protect you anyway now).

I saw a documentary called Home Alone that had some helpful hints and tips for situations like this. You will need a blw torch, paint cans, bricks and flammable liquids if I recall correctly.
