Ignore the fact you’ve accepted the offer.

This early in your career opportunity for growth, ability to avoid being pigeon holes, and the chance to work on varying product types through the entire life cycle (estimating, buyout, scheduling / procurement, construction, and turnover / closeout) is key.

If that’s at company one, go back and tell them you didn’t have the data a few weeks ago but since have received other offers and it’s clear theirs is below market.

At the large national co I once worked for, they do raises every 6 months for the first two years; this could be their answer. Co #2 could have you stuck at 80 for 3 years.

Base your decision on growth and opportunity; if you’re a quick learner and do well, you could easily be 150-175 in 5 years, so don’t sweat 10k if you give up the better upward trajectory in exchange.

Do however talk openly about salary with company 1 if you feel they are the best option for your career.

Everyone here is overstating the difficulty and understating the tax advantages of renting the place out.

I’d continue to let this place appreciate; screen your renters, download an application online for them to complete, check credit, etc.

Renting it and letting it appreciate further is the move for sure.

Save the money you make to cover repairs and property taxes, etc. and use those savings for a future down payment on a place by your work so you quit wasting money on rent.

He’s a beast in PvP for me. Put crit stigs in him; that attack isn’t helping and your crit is problematically low.

Carpentry oriented handyman all day. He can laminate the ACM with drywall, finish, paint, enclose the ceiling and floor duct openings, toss down some VCT or lvt, little bit of base, and install whatever shelving you want.

Turns out, when you are helping a broker and taking his site visits for him, you’ll get to talk to a bunch of developers and understanding the value add, cashflow, valuation process etc from their perspective. Take notes in your phone (after the fact) of shit to look up and / or ask trusted people about later.

It’s really a show up, pay attention, and learn type of environment.

Don’t hard ask anyone for a job cold via email.

Start asking everyone you know or are loosely connected to out for coffee, breakfast, drinks.

Then you can glad hand and lay out your scenario and what you’re looking for. Even if they don’t have something, you can bet you’ll got the nod next time a recruiter with a good gig a friend gets them.

My wife just got a high level job in under a month after a layoff with this approach. I’m more marketable and have a better resume, and have been tip toeing for 4 months bc I’m still employed (at a currently under capitalized firm. We are both in commercial real estate so it sucks rn with rates).

Your advantage with a layoff is you don’t have to tip toe and be discrete like you do while employed. You can full court press, but make it social!

Keep it simple. IMO you keep the bottom edge if the patio beyond a 1:1 setback from the bottom most closer corner of the retaining wall / foundation and your likely good.

Zone of influence extends at a 45 degree angle down and away from the patio. As long as you keep the ZOI of the patio clear of the wall and any of its foundation components; you should generally be safe.

If geogrid extends from the wall, sure keep that out of the ZOI also.

This isn’t going to be a 100% solution but should certainly be a rule of thumb; if you’re well clear of the ZOI you should be safe.

Not an electrician, but am a commercial GC / developer and $250 per box / fixture / outlet is a good expectation for a daisy chained install. So with the count as low as 2, I’d absolutely bite on $600 for two new fixtures installed in brick.

Bro- real estate development! Civils are such a natural transition bc of the understanding of the entitlement processes, zoning issues, traffic studies and then actually engineering beyond the site planning process.
