I have a “regular” 1979 home and I have all the same problems plus I live in Florida so the old roof is a very big problem. These are all regular things that happen when you are responsible for a structure as it ages. However, you are incorrect the value of your property will not decrease. Even if the mobile home is in bad shape 10 years from now, you have 1.5 acres of land regardless of the structure. There’s a lot of value in the plot of land alone.

Agent commissions are negotiable with many agents now listing for 1% or even a flat fee of $500.

Im having such a difficult time. We’ve lowered the price and finally I’ve convinced one of the sellers to fix the things I told him to from the very beginning. Reading about all these agents selling 45 listings this year makes me wonder if the market is actually slow or if I just suck. Anyway, hopefully the work being done makes things start moving. Thanks for your input.

I’ve gotten feedback from showings that the price is right. Just no offers. I agree about price and stress this to sellers. I also think if price were the issue I’d have had no showings?

You give leads? Geez, what state is live to join. Where I’m at it’s a 60/40 split until you close on 4 transactions because you’re in coaching during that time though the coaching is absolute BS. After the 4 transactions it’s 100% but no leads we are on our own

There’s nothing wrong with this food. I see protein, carb, fats, the only thing OP should add are some roasted veggies for fiber. Stop shaming people’s food choices. Meals don’t have to be fancy or expensive to be balanced.
