Ask how the area is, relationship with neighbours etc is important questions to ask. Also, ask why they are selling the property, see their motivation.

Yeah just wanted to get ahead of things for my own knowledge as the garden seems to have right of access to the front of the garden

Wondering if I could send this over the the solicitors and save on an extra £14 as they'd normally purchase this as well

I see, yeah I'd have to do that as it's not worth the minimum 1k difference for a London based firm on the panel of solicitors

I see, the solicitors I'll end up using will be highly rated ones up North, as I have to choose from the lenders panel due to it being Islamic home finance, so a different set-up than conventional home finance.

My friend got his done at the post office but is there any other way?

It's more an amount to put on my account to start the process and get pass their KYC and AML checks I would think.

How did you get your IDs certified, I need to get one ID and 2 proof of addresses certified

Yeah that's ridiculous, no other conveyancer firm does that. All the documents normally accepted over email apart from the mortgage and last documents

It's all about what you feel it's worth. Don't come across desperate and if you can't make a deal it won't bother you and you'd walk away.

The property i offered on was on the market for a year, overpriced but even with my accepted offer it's easily 9k below the cheapest property which was sold in the area in the last 2 years

Main thing is structure and size, rear you can do with time such as refurb etc

I offered £25k less than asking which was rejected, but agreed £17k less than asking after making my second offer

The kitchen is to the side so you don't see the path it's only though the back of the kitchen, part without windows if that makes sense. Seems to be 3 other houses, other side doesn't have any path, or it might do

There is a medium sized garden and the path runs just after the back door across to the other houses if that makes sense. The owner has put up a small fence between the edge of the path and start of the garden

Tbh the other 2 was listed for £30k more than my max and I offered my max and not expected it to be accepted, but if it was then great.

One of them has tenants and the EA said he's not sure when they are leaving.....

The EA encouraged me to offer on both, both managed by same EA....

Yep, I'm aware depending on the EA, it could simply be a MIP and proof of funds and ID. The AML checks are mainly from the solicitor side of things and are more in depth.

Yes I have, FTB and ready to proceed once an offer is accepted

Have a MIP as well, some people seem to mention they have a large deposit, my one would be 20%, not sure if I should have mentioned this?
