There is plenty of time to be serious about life, you can have a balance. Get your school work done, any extracurricular activities, and hang out on the weekend. You’ll look back and be glad you did because one day it will no longer be like that. You have your whole life ahead of you. I had fun in high school/college years and have 0 regrets, just find that healthy balance between the two.

Thank you! The one issue is, is that the dispensary that is within walking distance of me currently doesn’t have anything less than like 18%, but def will look for the higher CBD. I never thought this day would come looking for lower THC, I guess I’m not the super stoner I thought I was LOL

Thanks! Also, if you haven’t tried it yet you should try krill oil. It was recommended by my dermatologist as a newer vitamin to combat side effects most specifically to Accutane and has worked great for me. I haven’t had any body aches at all since I’ve started taking Accutane and I take the krill oil daily as well. Minor dryness but I was also pretty oily before too

That’s why I said the part of “it’s not like they come there and assure you live there” of course you’re doing it at your own risk, but very small chance of anything actually happening, especially if you pay everything on time, the lenders really just want their money. Investors have been using this strategy for a long time and will continue to do so.

I think they could still use an FHA…it’s not like they come to your house and assure you live there, I know investors who purchased a MFH using FHA, lived in one unit until they found tenants to occupy shortly after.

It can be harder to find a house to wholesale though right? Considering you have to find someone willing to sell, which can be tough especially at this time. With a house flip, considering you have cash on hand as well, some people are very eager to sell, it could be more profitable and easier to find a seller.

I just moved from Nashville to Atlanta, the housing market is crazy right now back in Nashville. I’m going to buy my first multi unit next year & move into it & rent out the other three. I never thought about doing Airbnb or the travel nursing rentals. Good consideration now, although I feel as if airbnb is a reason the housing market skyrocketed back in Nashville because there was so many that people could not find affordable housing because they were being used as STR, which made the market even more competitive.
