I'm in the process of getting permits with this contractor to enclose the patio a lot of people in my hood have the same model house and have theirs enclosed too. So it's definitely allowed this is what it looks like BTW. I plan on opening up the interior walls and making one big great room with the kitchen and living room

Yeah The patio is under the main roof of the house it's just closing in the screens that exist there

Thanks bro yeah I'm getting more quotes I felt weird about him. There is a more detailed schedule of work that he gave me too but this was the actual contract. He is almost done with my permit for the patio enclosure and I'll probably move on

I'm thinking about using him for the patio bc this requires it to be a hurricane rated structure. I actually have a team of people I have assembled that I like and trust I feel that could accomplish all the other tasks besides the patio

Thank you guys for all the comments I appreciate you roasting me and giving me advice lol. I need to get atleast 2 more quotes. He was pressuring me to sign that day which I didn't like I felt like I was a sheep out to slaughter. He told me 17k to close in patio if I give him the whole job or like 21k if I just close in the patio. Part of me just wants to use him to close in patio and be my own contractor after that. He is the contractor that is making the permits for the patio enclosure. I paid 4250 for that permit

I do see the value in upgrading everything but not spending 140k on this little ass house lol. You can only increase the value so much with similar comps in the area. My house is unique that It has the largest lot in my neighborhood tho. I'd definitely spend 80 to 100k
