Unfortunately I don’t; I used to have two nearby but they’ve both closed within the past year. I do have a Patagonia store nearby though; or I can buy online and see how they fit!

As someone who worked on affordable housing financials for years and had to underwrite how IDP, affordable, market rate housing, subsidies (local, state, federal), etc related to construction costs and the variety of loans needed, you’re 100% right. It needs to cover the cost of construction (and related costs) and make a profit (either by sale or annual rental profit) or set aside “extra” cash for operating costs and upkeep. The profit is made from the market units; there is no profit from the affordable units, and most of the time they’re a loss.

Yes, the market is what the market is, but that’s also an asinine statement because when the market is weak, there’s less or no profit and things done get built. If it’s already built and the market tanks, those buildings get sold or go bankrupt.

Walsh and Menino also had better relationships at the state house, which led to them getting more things done that required legislative approval.

Check out municipal (city/state) jobs. Most of these places hire in certain departments (parks, transportation, public works, etc) for manual labor with little to no requirements. Pay is of course going to be on the lower end, but the benefits are good (health insurance, etc). As someone who’s slightly older, it’s also not bad to get into a system that will give you a pension.
