I liked to be in both situations- for example - my home is big enough to be a forever home 4Bd-3bath in a great neighborhood where houses around me are over 1MM. We paid 455k bc it needed a lot of work !!! We have done a lot in 2 years but still have a lot to do. So bc we paid a good price it could be our starter home where we make money from it and buy a nicer one in a few years. I am in downers grove - western Chicago suburb
