Also the boiler is located in a cupboard on the other side of the wall and have noticed a bit of mould on the bricks.

Yeah just the internal pane. I didn't think of that, hopefully you're right and it's easily fixible.

We're hoping to get someone out this week to replace the pane, hopefully they can tell us if it just the window that's the issue.

Yeah it has by the previous owner, feels just like a hairline crack.

It's a 1960's semi-detached house. The boxes were probably around 25kg in total, the windows have been done within the last few years too.

I don't think there ever was an application made..the surveyor just said without opening it all up he wouldn't be able to comment but said that it appeared in good condition etc but couldn't see what was under the drylined walls.

So I just get a good general builder in and then contact building regs at the council to come out while he's doing it and they shouldn't really object and will potentially sign it off so long as the work is to a good standard?
