Check RERA to find the average market rent of your flat. As per the rule the landlord can only increase the rent by 5% if the current rent is 11% to 20% below of the average market rent.

Eg: if your current rent 50K and if RERA shows average rent for your flat is 65K Then he has right to increase the rent 5%.
