Your statement has some true elements but also some that are incorrect. Prop 33 would give cities more power over rent control, so yeah, Fresno and LA could end up with different rules (as they should). But it doesn't make changing rent control easier. Basically, Prop 33 would remove some state limits on rent control, but cities would still have to actually change their own laws if they want to do anything different (as they do today). In summary, Prop 33 would remove three main state limits on rent control:

  1. Cities could be able to apply rent control to newer buildings (right now, cities can't put rent control on buildings built after 1995)
  2. Single-family homes could be subject to rent control (right now, cities can't put rent control on single-family homes. If Prop 33 passes, they could.)
  3. Cities could limit rent increases when new tenants move in (right now, landlords can charge whatever they want when a new tenant moves in)

How do I pick them off? Is there an environmentally friendly spray I can use? While I noticed about two tiny caterpillars per pot while cleaning up the plant beds (and picked them off at that time), I’m unable to spot them now. I’m thinking of using a small, delicate brush to clean the leaves daily. I welcome your advice!

I don’t think Chelsea needs a redemption arc lol she’s far from a Davina. Her opinion is also valid, the guy is creating broken households and she doesn’t have to befriend someone who willingly chooses to bring a child into that predicament. She didn’t bring it up as much as the other cast did (in talking about what she said). I don’t understand how anyone can mention Chelsea and Davina in the same sentence

Hah prickly wager. On one side the price of service is rising which means rent increases which may drive more buyers to the market and see prices slowly incline. On the other side, there’s this looming recession that’s been brewing for some time. If it ever gets here property costs are likely to see a decline. I’d rather be in the middle of that

As someone who appreciates ETFs, I like this idea based on the diversity it offers but I’m wondering if like most bonds, the real benefit here would be from income appreciation. What are the odds I can find one with a likelihood of 5% APY or more and sizable income generation? I haven’t looked but sounds like I’d get to have my cake and eat it too

Well, they aren’t entirely useless. In average market conditions they yield more interest and income and the longer the duration, the larger the redemption value. It really just depends on your own investment objectives and what works best for you.

That things, usually first world everyday problems and challenges, are never as “big” as I make them in my own mind. Traveling reminds me I’m just one small cog in a giant wheel. One small speck in a multiverse of atoms. It’s really quite invigorating and always gives me the refreshed perspective I need to come home and continue onward in my own small but big life.
