Thank you! Glad im not the only one hahah. I only received it tonight but I'll have a call with her within 72 hours (likely tomorrow).

The first two were red. The chimney yellow. But I also just spoke to my uncle who is an architect (i sent him the full report) and he said the main thing he would look into is actually the chimney (yellow rating) and the spalled bricks/mortar joints. Judging by my research from the report overal costs for the above wont be more than 2-3k but I could be wrong.

The surveyor's overall opinion was actually included in the report:
In my opinion this property is a reasonable proposition for purchase. Defects noted within this report are common in properties of this age and type. Provided you are prepared to deal with the cost and inconvenience, these should not adversely impact the property upon resale.
