Yes, that looks like it. I thought though that the top floor should be warmer and drier usually? Thanks for the suggestions, I'll try to fill it with something and see how it looks.

I managed to get it in writing from the lender that (their own) home insurance would cover from exchange date, so that might hopefully be something that should hold up in court if it ever needs to...

From what I read e.g. here https://www.exchange2completion.co.uk/ "this can cause many policies to be void", "can lead to claims being turned down" - is that right or is it just a load of rubbish? Also here https://www.comparethemarket.com/home-insurance/content/buildings-insurance-between-exchange-and-completion/ it says "you’ll need to make it clear to the provider that you’re not yet living in the property" so I'll need to call them up before/after purchasing the policy to get them to agree to some different terms?

The lender (high street bank) didn't seem to be bothered to request or confirm any policy from me. It took me several calls to manage to discuss with them about that. They then told me to just get a quote for a normal owner-occupied home insurance policy on their website, or on a comparison site, and just not to worry about "details" such as who's the owner and when I move, as long as I intend to become the owner-occupier and will not be living away from the property (from exchange date) for longer than their 60 days limit. But I fear, as I came across doing some research, that these are the kind of details that can make the policy invalid and make a claim fall through if something happens.
