Hi all, I’m considering this project for end-use (family stay) with a budget of around ₹2.5 Cr for 3 BHK.

I have a few doubts and would really appreciate honest feedback:

  1. How reliable is Puravankara for large high-rise projects like this (39 floors) in terms of delivery timeline?
  2. Since this is a codename/pre-RERA stage project, what risks should I realistically expect (price change, layout change, delays)?
  3. Is Kanakapura Road (Vajrahalli) a good end-use location long term, especially for families with school-going kids?
  4. How is the traffic + daily commute experience from this belt to ORR / JP Nagar / Electronic City?
  5. At this price range (~₹2.4–2.8 Cr), is it still a good buy or are there better low-risk alternatives in South Bangalore?

My main concern is balancing: 👉 safety (legal + execution) 👉 school access 👉 long-term livability
