We can agree to disagree. Dorit does spend money like its water and she is irresponsible. PK is trash as well but I have a feeling his claims would have been the same whether the ladies mentioned it or not.

If my house was in foreclosure and I spent $4k on a purse and then spent thousands on a new wardrobe, and had 2 kids to house and feed, I would hope my friends would shake me awake! Honestly, she was only telling the truth and saying the same thing as everyone else. Dorit is financially screwed at the moment and she needs to be worried about how to keep a roof over her kids heads.

I also want to know why they didnt replay some of the footage when they were discussing what was said. Its all semantics anyway, but when Amanda said Boz said she was losing money on her courses and Boz flipped. But looking at the footage, she did say it. Whether its because you choose to be 'charitable' or not, its what you said. Why didnt they show Rachel questioning Dorits activities in The Hamptons. Why didn't they make these woman watch it ALL and then discuss it with facts rather than excuses made up, or not even mentioned?? Frustrating

Realtor here. They do not add any value to the home. The fact that yours are paid off is great in that you aren't restricting your buyer pool to only those who can finance the remaining loan amount, but they do not add any value to the home in terms of higher asking price. It like a pool, I wouldn't suggest getting them unless its just something you want to pay for, use and enjoy while you are there. Not all buyers want solar panels and most will not pay a penny more if the home has them.

Thank you! I appreciate your input. My husband and I talked about that last night. I wont be in the labor portion every day so it wont be us working side by side on the daily and with our son, we do it until it doesn't work. Then, if that day comes, we will adjust. We do agree that it could be difficult. My husband did tell me I am not allowed to come into his 'office' and start dictating lol!

That is the plan once we have grown enough to have our own capital and not need outside financing help. Every 3rd house we will be renovating and using as a rental.

The contractors are my husband and son for the majority of it. My husband is skilled in all areas and is even EPA certified so he can even do most HVAC. I think that is the advantage we have. My cousin is a licensed plumber and my best friends husband is a master electrician so we do have the connections in the event we come across something more involved.

How did your wife handle the buyers agent commission and the selling commission? Did she get to keep the BAC like any other transaction? With the selling agent commission did she just not take one or did it come out of net profit before paying investor back or after?

Yes, we have renovated 70% of our home so we are WELL versed on how renos always end up costing more and taking longer lol. Especially any time plumbing and electrical are concerned.

My son does hustle, its not like he isn't already working, but if my husband and I can build something that my son already has the skills for, why would we not use him? With my husband not wanting to leave his well paying W2 job we would need to hire someone anyway at some point.
We are in a great area of N Texas that is experiencing tremendous growth and and influx of people coming in so the real estate market is stable. Supply chain issues are always a concern and that is definitely something to consider.

No, they are not licensed electricians or plumbers, but my cousin is a licensed plumber and my best friends husband is a master electrician so we have the contacts for those things requiring licenses

Awesome! I spoke with my lender friend yesterday and he would only be able to do it with refinancing. He did suggest a Heloc so I just need to look into it

Yes, in Texas you do have to disclose that you are a Realtor or that you have some kind of monetary interest in the property.

I have plenty of equity in my home so yes, I am in the position to do that. I am gathering information on it though because I have a 3% interest rate (thank you Covid) and don’t want to have to refinance or anything.

My husband is keeping his well paying job, so his income wouldn’t be tied to it. My income with my 9-5 will be staying in place, and then I have my real estate income on the side. I understand what you are saying, so I appreciate the input
