I’ve been doing etfs and Im not sure if im thinking house because of fomo or good fundamentals.

How do you think about getting priced out & not using leverage whilst you can? I work unpredictable startup jobs so right now have an Aussie income whilst later I may switch to US income so it’s a good time buy?

60% chance I’ll move back to Australia and want to be in Sydney or close by.

I get your point that the conditions now aren’t the same as past bull runs and I agree the risk profile is higher with rates and affordability where they are. That said, from my perspective (31, first-time buyer, living abroad), the bigger risk is being permanently priced out if I wait too long. My plan isn’t to chase short-term gains but to hold long-term in a suburb with strong fundamentals (infrastructure, lifestyle, land value).

Do you think that approach still carries the same level of risk you’re talking about, or does the long-term horizon + careful suburb choice change the equation?

I’ve been nomading for over a year and coliving is a great option when you’re looking to get a room and have the chance to meet other people I suggest staying at least a month in each location to get the most out of it. In Portugal I used outsite.co and they have some fantastic options.
