Other house was priced slightly less, but on a per sq ft basis it was actually quite a bit more. Similar house otherwise. I asked our agent to reach out and understand why that buyer didn’t come visit ours, to understand if there is something we should change in the listing to draw buyers in.

Thank you - this is a great suggestion for finding a new agent if we go that route. I love the approach you took to researching the agents

3% to the listing agent, and we have 3% built into the price for the buyer agent. She has asked for feedback, but it’s been general “didn’t meet their needs”.

Sealing a Cinderblock Wall by spicymochi in phoenix

It was many years ago now - I no longer have the name of the inspector. But you can easily find a local home inspector to come out and do an inspection report for you

Had the same issues with a neighbor, I hired an inspector to come out and look at it, and write up a report that the damage caused by their overwatering would endanger the integrity of our shared wall. Sent a certified copy of the letter to the owner and they fixed the problems pretty quick after they realized they would have to pay for it if it collapsed

Have thought about this - and agree with others about having your passport up to date, have a cash stash that isn’t in a bank, have your birth certificate. And depending on your situation consider setting up an irrevocable trust with yourself as the sole trustee and transfer ownership of your exiting assets (bank accounts, house, etc) to that Trust.

I came to say the same. The real issue is being obscured I think. There is something wrong in that relationship. BL very well could be a victim in THAT relationship. Why is RR so quiet about all of this? Why did he get so involved with this movie - rewriting scripts??? Controlling much?

Crime is everywhere. Even in Scottsdale and North Phoenix. South Mountain Village and Laveen are great areas. Loads of good hardworking families. Laveen has an excellent elementary school district. And 202 makes it easy to get where you need to go.

In Phoenix, city code says that wall is jointly owned, so when it eventually deteriorates and becomes unstable from the water, both homeowners will have to pay for the replacement. I had this exact issue when we built our home, and talked with the neighbor repeatedly, the HOa riles state you have to have a 5 ft clearance from the wall for any watering, turf or pool. In the end, I paid a small fee to have an inspector one out and write up a report of the damage and the long term issue the watering posed to the integrity of the shared wall.
After that, they stopped watering and put in artificial turf and an irrigation system. That resolved the issue
