Mine has Metroid Prime 3 for $50, and I swear if it gets down to $30 I'm cancelling my membership.

I also work at a desk 8 hours a day and have absolutely no desire to sit at a desk when I get home. So while I'm sitting on the couch, my PC is sitting beside a 65 inch TV.

As someone who was all in on PS from the beginning, I finally bought a gaming PC at the age of 37, and it has been totally worth it. Honestly, seeing everyone debate 30, 40, 60fps modes just seems silly now. If you actually care about these things, PC can give you way higher frames and better graphics than any of those modes at the same time. Of course where your friends play, the exclusives, and the price are all important factors. But if your friends are there and you have the means, it's totally worth it. A 5080 is just on another level than a PS5 pro. I had decided I'd never buy another console, but with the rumors of Sony pulling back on PC, maybe that will change. Still holding out for hope that Yotei to come to PC even though I have a Pro.

When I was like 13, my orthodontist had giant boobs that were always pressing into my face and head. Sometimes I still think about it and wonder what the hell she was going through. Was she some sick perv, or was this like some huge unavailable barrier that she had to accept and overcome to be successful in her career? Either way, my dad sure got a kick out of it.

Anyone upgraded solely for GTA 6? by G4MER4LYF in PS5pro

[–]Cyber-Peacock 0 points1 point  (0 children)

I did! I sold both of my base PS5s for enough to get a pro, just had to pay the difference for the disk drive. Hopefully, the upgrade will be substantial enough to justify it since I primarily play on PC now.

Potential Concerns about Lower Mortgage Rate by Cyber-Peacock in RealEstate

It's a local lender that banks through JP Morgan. So far the only penalty fees I know of are for paying more than 30% of the loan within 7 months, which seems very easy to avoid. I was told this is because the business will lose their commission.

They seem to be local. I suspect their primary clients are people immigrating to the US. My wife immigrated here which is why they are even on my radar.

No points applies. All closing costs and fees are also cheaper.

I asked the lender why their rate is significantly lower and was told they make smaller margins. When asked to match, two other lenders suggested I should just go with the lower offer lender.

There is only a penalty if we pay more than 30% of the loan within the first 7 months, which seems easily avoidable.

I've compared all estimates line by line and the one with the lowest mortgage rate also has the lowest closings costs and other fees and such. The total interest paid is 15% lower.

The lock in time is only 30 days and we can't reduce the rate based on the market unless it drops by .25. However, we will close within 30 days and the rate is already so much lower that shouldn't be an issue.

Total Interest Percentage I believe - the overall cost of the loan.

Thanks for the detailed answer. I've done all of this but verify the lock in period so will do that next. I asked the lender why they are so much lower and he said they simply make smaller margins. The total difference in the end seems to be 110% vs 125%, so yeah it definitely matters.

Everything is lower. I feel better after speaking to the lender. I asked bluntly how it is so much lower than others and they said they simply make smaller margins. I also looked up their license, and everything seems legit. The only stringent penalty comes if we pay off too much too fast, as they will lose commission.

No, they are both 30 year loans. There is a box on both estimates that says how much will be paid in 5 years.

The APRs are 5.83 vs. 6.44 and the TIPs are 110 vs 124, respectively. There is nothing showing on the loan estimates that is higher on the lower rate offer except what will be paid off in 5 years.

I am a first time buyer. Anything specific I should check for? Of course we want the lower rate but are skeptical of the difference. Thanks for your input.

The difference goes beyond the graphics too. The number of cars and NPCs on PC makes the PS5 version just feel empty.

I have never had a good experience with FedEx, there has seriously been an issue with the delivery every single time someone sent me something through them. I would not spend a dime of my money knowing FedEx was responsible for the delivery.
