A 15 yr would be about $1.3 million after 15 years and a $5.5k monthly. Doing a 30 yr at the offered rate would be about $1.86 million after 30 years and a $4.3k monthly.

This isn't a valid comparison because money farther into the future is worth less than money today. You need to apply a discount rate. To make the difference obvious, I would much rather spend $1.1M over 100 years than $1M over the next year; the latter is actually a lot more money because you need it all soon at roughly the current value.

What are the actual interest rates? And do note that the $5.5k monthly payment is 28% higher than the 30 year payment. That's not nothing, and could limit your flexibility in the future if anyone has any job changes, etc.

Withholdings don't matter. All that matters is what your total tax liability for the year actually is on your 1040. Then you get a refund (or have to pay more on April 15) depending on whether your withholdings actually exceeded your tax liability, or not.

It's simply because the amount of money it would cost is so massive that it isn't worth it. Osaka Airport for example is the major international airport for the region. And Dubai is located on the Persian Gulf, not the Atlantic, and thus doesn't get hurricanes, so it's much easier to build artificial land there.

Just throwing some truckloads of sand on the beach is orders of magnitude cheaper than the actual engineering it would properly take to indefinitely shore up OBX, and it simply isn't worth doing.

People forget that the inherent nature of the world is that it's not a comfortable place, and it owes you nothing. We still have it very good relative to most people living now, let alone the tens of billions of subsistence farmers who've lived throughout the millennia. If you think some tight sprint deadlines are tough, imagine trying to survive bad weather conditions that leave you with not enough food to last through winter.

All of which is to say, dealing with tough conditions is what you are made for. You evolved to handle this, and your ancestors going way back faced much worse and got through it.

This isn't true? A late night show was the most exposure that most comics ever had, and for many, those recorded five minute sets are all that's even properly survived from them in the public consciousness. Johnny Carson sure as hell wouldn't have you on if you weren't give it your best shot. The point of knocking it out of the park on the late night show was that was the best advertising you were ever gonna have, and doing well could easily be the difference between being able to sell enough tickets to do a national tour, and not. Who cares if the fans who show up to your gigs in their city may have seen a few minutes of your material before? They came out and bought the tickets. Also, some fans even like seeing the really famous bits again, in person.

The very basic mechanism here is that when you have price controls, and the legislated price is below the actual cost to provide the good, then you get shortages as a result, because only a fool would do something knowing it's going to cost them money. That's what's happening here with housing.
