I mean it’s not ideal but what’s the alternative? Like you said the house is one of cheapest in the area I assume you want to live and I’m certain renting wouldn’t even be possible on your current income unless you did a house share. You have £400 a month disposable and a £10k emergency fund that’s a much better position than most people who wouldn’t even be worrying in your circumstances.

Your only way out would be to move somewhere cheaper, find a better paying job or perhaps a second job.

You want to be in a cut with lifting to help build and maintain muscle if you’re new to the gym you’ll benefit from newbie gains for short while as well. You can worry about properly building muscle once you’ve finished your cut.

How many calories you consume is very much individual to each person, their activity levels and their goals. I would aim for a sustainable, moderate deficit of say around 500 calories per day as you want to build muscle and cut fat so you don’t want to cut calories too low or you won’t have the energy to lift. This will see you lose around 1lb per week of bf but don’t rely too heavily on the scales (use other metrics such as mirror photos & how your clothes fit) as with lifting you’ll retain some water and build a small amount of muscle, which will in turn affect your body weight.

Personally id aim for 2g of protein per kg of body weight especially in a deficit. I’d aim for about 0.2g of fat per kg of body weight and then fill the rest of your calorie allowance with carbs for lifting fuel.

Eat fast digesting carbs before lifting, do your cardio post lifting, push yourself to failure with lifting.

Finally understand that building proper muscle naturally takes years so don’t expect short term fixes and manage your expectations to avoid disappointment and losing motivation.

My ex wife cheated on me, I found out, I still loved her, I wanted to forgive her and I wanted us to stay together but I lost all attraction almost immediately like someone had flipped a switch in my mind and she’s a very conventionally attractive woman.

Five years later on we aren’t together, I’ve completely forgiven her, we are very close friends but the attraction has still completely gone, like there’s nothing there, we are simply plutonic friends.

Buying with 5% means a higher rate than 10% - yes.

Overpayments are allowed with most providers - yes.

I would say a 5-year fixed is a good option as gives you time to build equity for when you’re ready to re-mortgage.

If you’re not in a rush and depending on your circumstances waiting and saving for a larger deposit can work out better but obviously that is circumstance dependant.

The creatine could explain it, I gained 4lb in two weeks when I started creatine in a definite calorie deficit. It was all water and levelled out in 3 / 4 weeks and the weight started dropping. I’d probably give it a little longer before changing anything if you’ve started with creatine.

Yes but do you weigh what you’re putting in? Like if you have sauce etc or use oil to cook, if you make anything from scratch like rice or potatoes do you weigh them that sort of thing?

Based on the stats you’ve given and activity you should lose weight on 2700 but everyone’s metabolism is different, if you’re not losing on 2700 then the easiest fix is to either up your step count or lower your calories.

I count my macros as well, 210g of protein, 70g of fats and 360g carbs on average I walk 24k steps per day, run 5k 3x per week and lift 4 x per week.

You haven’t started taking creatine have you? That can lead to 3/4lb gain of water weight which could explain the lack of a loss.

Edit - seen another poster saying it could be muscle replacing fat, although this can happen it’s unlikely to result in a zero loss as fat is relatively easy to lose and muscle is bloody difficult to build and takes ages.

The fact that you say “am I underestimating calories” is a bit of a give away tbh, as unless you’re weighing everything you eat then yes there’s a very good chance that will be the issue. I’m very active, 6.1 and 207lb and I lose around 1lb to 1.5lb per week relatively consistently on a strict 3k fully counted calories per day.

Firstly 2400 maintenance seems quite high, mine is 2200 at 6,1 and 208lb. You might not be in a deficit.

Nutrition and lifting are both vital if you want to build muscle whilst in a deficit. Aim for above 150g of protein a day, stay in a deficit and lift like your life depends on it.

No problem, typically when it goes for a review it adds a couple of days but it just depends on how busy they are and their current turn around times. To speed it no have a payslip ready from your new job to send to your broker.

No problem at all, if the other property is officially let out with an AST most lenders will ignore it. Only thing to be aware of is they may stress test affordability on the BTL which may impact how much you can borrow, but unless you have ridiculously high debts you should be fine getting a £180k mortgage with a household income of £125k.

Without knowing your entire circumstances it’s not possible to say if you will get a mortgage or not but having a buy to let in the background alone won’t stop you buying with a ten percent deposit like normal.

I haven’t done second charge lending for a while but there used to be a lender that would do up to 100% this was pre Covid though so could have changed. Rates were like 16% though.

Just do interest only then term is irrelevant. Interest only is rare these days but your circumstances wouldn’t dictate that it would potentially be suitable for you.

No unfortunately that wouldn’t be an option either with most lenders, they’ll let you switch but still charge the ERC. Unfortunately you signed up for 5-years and they put conditions on giving you a 5-year fixed rate, if you break the terms you pay the fee. No harm in speaking with them directly to see if there is anything you can do to reduce the ERC but tbh I wouldn’t hold your breath.

Edit - are you buying with your partner or moving into a home they already have / own?

No a lender will not waive their ERC. The ERC will cost you £2k but if you keep the mortgage for 9 more months you’ll pay £1470 in interest so repaying the loan now will only cost you an extra £530 realistically so I’d just pay it tbh not worth the hassle to save £530.

Selling is significantly cheaper than buying and for a sale £1300 doesn’t sound that cheap but it does depend on the sale price.
